About the Role

Senior Community Managers are responsible for the operations and profitability of the community, serving as the day-to-day point of contact for residents. They are on-call 24 hours a day and manage administrative activities, marketing, leasing, sales, property maintenance, budgeting, human resource management, and resident relations.

Responsibilities

  • Market models, pre-owned, and brokered homes for sale, preparing necessary documents.
  • Resolve complaints and respond to issues in a timely manner.
  • Manage the rent collection process, including deposits and filing for delinquent debts.
  • Handle delinquencies and approve eviction proceedings according to company policies.
  • Monitor, code, and approve invoices for operating and sales-related expenses.
  • Coordinate team member selection and development, ensuring policy compliance.
  • Assist with developing and maintaining marketing strategies.
  • Coordinate lease homes, including repairs, leasing activity, sales, refurbishments, and follow-up.
  • Ensure compliance with federal, state, and local fair housing laws and community operations regulations.
  • Initiate lease renewals and rent increase letters with timely distribution.
  • Inspect and recommend purchase and renovation of used/repossessed homes.
  • Prepare sites for home models and coordinate with maintenance for vacant site preparation.
  • Handle onsite emergencies in accordance with standard operating procedures.
  • Ensure compliance with safety policies and complete incident reports promptly.
  • Maintain community appearance to company curb appeal standards.
  • Assist with budget preparation and provide data for CapEx and expansion needs.
  • Report deficiencies that could adversely affect community operations.
  • Review and compile property accounting reports.
  • Perform other duties as assigned.

Requirements

  • High School Diploma or GED required.
  • Bachelor's Degree in Real Estate, Hospitality, or Business preferred.
  • 4 years of property management experience, including 2 years of supervisory experience.
  • 6 months of prior sales and leasing experience.
  • General knowledge of maintenance.
  • Demonstrated leadership abilities.
  • Strong organizational skills.
  • Excellent verbal and written communication skills.
  • Solid negotiation skills.
  • Ability to thrive in a fast-paced environment.
  • Working knowledge of basic accounting principles.
  • Thorough knowledge of federal, state, and local laws pertaining to fair housing and employment law.
  • Intermediate computer proficiency, including Microsoft Office Suite, email, and internet.
  • Flexibility to respond to community needs during non-business hours.
  • Ability to live on-site within the community (housing provided).
  • Valid driver's license required.
