About the Role

Maintenance Supervisor II manages a team of maintenance and janitorial staff, overseeing strategic operations planning and daily work of the HomeRise Maintenance Department. This role ensures quality maintenance, sanitation, and janitorial services, and is responsible for maintaining physical assets, machinery, buildings, and grounds in compliance with all federal and local laws and regulations.

Responsibilities

  • Maintains preventive maintenance programming in Yardi and ensures timely delivery of services, including annual permits and inspections.
  • Establishes, maintains, and follows effective Safety Procedures for Maintenance and Janitorial Staff.
  • Maintains, operates, and trains staff on the computerized work order system in Yardi.
  • Coordinates and prioritizes work order requests with Site Managers.
  • Purchases and orders repair materials and janitorial supplies, managing within budget allocations.
  • Maintains a centralized tool and supply inventory.
  • Performs basic to advanced maintenance repairs.
  • Ensures property turnovers are completed within specified timelines.
  • Assists the Site Manager with monthly Pest Control Walks and annual 100% unit inspections, documenting and performing repairs.
  • Maintains a living document of capitalized purchases and updates the preferred vendor list.
  • Responds to after-hours emergency calls as needed.
  • Undertakes assigned projects.

Requirements

  • High School Diploma or GED required.
  • Seven years of experience in multi-family (apartment or hotel) maintenance.
  • Working knowledge of Microsoft Office, Outlook, Word, and Excel.
  • Ability to plan, organize, and supervise an effective maintenance program.
  • Ability to assess and prioritize work order requests and create daily work assignments.
  • Knowledge and experience working with General Contractors and sub-contractors.
  • Understanding of building systems, warrantees, and equipment life expectancy.
  • Knowledge of residential building maintenance.
  • Ability to communicate effectively with high-risk residents.
  • Ability to supervise and manage staff with diverse work histories and life experiences.
  • Must be able to communicate effectively (verbally and in writing) with Site Management Staff, Resident Services, and residents.
  • Must have a valid phone number.
  • Ability to appropriately respond to and resolve conflict.
  • Ability to work independently and as part of a team, and as a team leader.
  • Ability to train and support maintenance personnel.
  • Requires background check for applicants working directly with at-risk populations.

Skills

  • Knowledge in Property Management software (Yardi) is strongly recommended.
  • Strong interest in social justice and advocacy is preferred.
  • Understanding, sensitivity, and experience working in a supportive housing environment and with issues of homelessness and recovery issues.
