About the Role
The Roving Maintenance Supervisor (RMS) will supervise, assign, and dispatch the maintenance team to make technical and mechanical repairs throughout the Children’s Rescue Fund portfolio. This individual ensures properties meet CRF’s standards for safety, appearance, and functionality, while maintaining a clean and healthy environment. The RMS assesses and monitors projects for materials and timelines, maintains warehouse supplies, and records material/tool usage and purchases. The role involves supervising the team in various maintenance tasks not requiring a licensed contractor.
Responsibilities
- Provides day-to-day supervision of the Maintenance Team staff.
- Participates in training and staff-development activities.
- Responds to emergencies on overnight and weekends when necessary.
- Monitors time and attendance, approves time off, and completes payroll timesheets.
- Plans, organizes, and assigns projects to the maintenance team.
- Monitors and inspects work to ensure thoroughness and industry standard compliance.
- Ensures the maintenance team has necessary materials and tools.
- Ensures the team exercises safety practices.
- Tracks facility projects using work orders and develops reports for the AVP.
- Conducts facility inspections with DBO or Facility Managers to assess systems, identify safety concerns, and recommend projects.
- Coordinates and monitors facility repairs assigned to vendors.
- Diagnoses defects and performs repairs according to policies, standards, and codes.
- Supports facilities in completing major unit repairs.
- Develops and follows up on punch lists.
- Follows procedures for procuring materials, supplies, equipment, and tools.
- Maintains adequate inventory levels.
- Assists with cost-cutting expense control.
- Reports excess expenditures and makes cost-saving recommendations.
- Provides hands-on skills training to direct reports and ensures attendance at CRF and safety training.
- Reports accidents and incidents in a timely manner.
- Completes reports, documentation, and paperwork accurately and timely.
- Fosters positive and collaborative relationships with program staff.
- Encourages and maintains a teamwork culture within the Maintenance team.
- Performs seasonal duties such as AC installation, filter changing, and boiler/radiator flushing.
- Assembles and moves furniture and appliances, and makes appliance connections.
- Ensures proper tagging and inspections are posted on building systems.
- Provides documentation for critical files as needed.
- Ensures the Maintenance Team maintains professionalism.
- Performs mold remediation.
- Repairs damaged electrical wiring.
- Repairs broken or leaking plumbing fixtures.
- Performs routine structural maintenance including windows, doors, walls, and floors.
- Oils machinery gears and bearings as needed.
- Changes machinery belts as needed.
- Inspects landscaping and reports issues to the DBO.
- Inspects roofs for debris, leaks, deficiencies, and clogged drains.
- Identifies deficiencies at locations and reports them to the DBO.
- Replaces light bulbs, exit/emergency signs, and ceiling tiles.
- Inspects vacant spaces and reports issues to the DBO.
- Ensures seasonal equipment is stored properly when not in use.
- Performs other maintenance and repair duties, and special projects assigned by the DBO, including on-call emergency response.
- Inspects vendor and contractor work for quality and scope compliance.
- Requests quotes as needed in collaboration with the AVP.
- Assists locations in preparing for government and Callahan inspections.
- Accommodates programs with filing completion of CAP with work orders, images, and documentation for government authorities.
- Performs snow removal and assists cleaning staff as needed.
- Provides performance evaluations and makes HR referrals as needed.
Requirements
- High School diploma or equivalent required.
- Five (5) years or more in building and property maintenance experience.
- At least four (4) years of experience providing custodial services, in a supervisory capacity, in a business or social service environment, of three or more workers.
- Familiarity with equipment and processes associated with custodial work.
- Knowledgeable and skilled in the use of hand and power tools.
- Able to handle pressure and deadlines when resolving problems.
- Effective written and verbal communication skills.
- Must have a valid and unexpired NY State Driver’s License.
- Must be detail oriented, highly organized, and able to work independently and/or as part of a team.
- Must be adept and comfortable with crisis management, with the ability to think and act calmly in emergency situations.
- Proficient in identifying operational problems and formulating/implementing realistic solutions.
- Excellent interpersonal skills to foster cooperative working relationships.
- Demonstrate ability to exercise critical thinking, analytical, and problem-solving skills.
- Must have strong initiative and the ability to work well under pressure.
- Excellent project-management and time-management skills, and the ability to prioritize tasks.
- Exercise a high level of integrity and ethics while being dependable and adaptable.
- Possess adequate knowledge of plumbing, electrical, carpentry and heating and air conditioning units.
- Proficient in MS Office, Outlook, Excel, PowerPoint, and Adobe.
- Travel required.
- May be required to work long hours and a varied schedule.
- Able to move and lift up to 50 pounds, climb stairs, work on ladders, work with arms raised over head, stand/walk for long periods of time, bend at waist and knees to lift boxes, appliances and furniture.
