About the Role

Sterling Organization is seeking a Senior Leasing Associate to support the leasing of a regional portfolio of 11 assets totaling approximately 1.1 million square feet, located primarily in Northern California, with additional properties in Washington and Oregon. The role involves identifying prospective tenants, supporting lease negotiations, managing renewals, and developing relationships with brokers and retailers.

Responsibilities

  • Identify prospective tenants through canvassing, cold calling, market research, and relationship-building.
  • Negotiate letters of intent and manage the lease process with legal, construction, property management, and accounting teams.
  • Manage tenant renewals and leasing opportunities to support occupancy and income.
  • Build and maintain strong relationships with tenant brokers.
  • Prepare market studies, lease budgets, and leasing activity reports.
  • Track leasing activity, prospects, pending transactions, and lease expirations.
  • Develop property marketing materials, merchandising plans, and sales tools.
  • Conduct property tours, competitive market surveys, and tenant canvassing.
  • Monitor and report on retail trends, vacancy rates, and competitive rental rates.
  • Coordinate with property management and marketing teams to support tenant retention and merchandising.
  • Represent Sterling at broker meetings, tenant meetings, and industry events.
  • Travel regularly to visit properties, meet with brokers and prospective tenants, and attend industry events.
  • Perform other leasing-related responsibilities as assigned.

Requirements

  • Five to seven years of retail leasing experience, including direct prospecting and canvassing.
  • Experience within the Northern California retail market is strongly preferred.
  • Familiarity with retail markets in Washington and Oregon is a plus.
  • Excellent written and verbal communication skills.
  • Strong negotiation, relationship-building, and interpersonal skills.
  • Strong organizational and time management skills, with the ability to manage multiple transactions and priorities.
  • Self-motivated and able to work independently while collaborating effectively.
  • Proficiency in Microsoft Excel, PowerPoint, Word, and Outlook.
  • Familiarity with industry leasing platforms and tools, including CoStar and LoopNet, is preferred.
  • Valid driver’s license and ability to travel regularly throughout the assigned region.
