About the Role
The Building Superintendent reports directly to the Director of Facilities Maintenance and Construction and is responsible for ensuring compliance with all standard operating procedures and policies related to the maintenance of the physical plant, adhering to all City, State, and Federal laws. This role is essential for the longevity of equipment and the aesthetic quality of the property, both interior and exterior.
Responsibilities
- Carry out routine maintenance and inspections of mechanical systems, equipment rooms, and the roof.
- Maintain a cleaning schedule, including floor care, window cleaning, and trash removal.
- Respond to emergency calls 24/7 and notify appropriate authorities or take necessary actions.
- Prepare apartments for occupancy by performing electrical, HVAC, plumbing, carpentry, and appliance repairs.
- Ensure professional interactions with residents, contractors, security, and property management.
- Complete make-ready repairs and services correctly and on schedule, communicating with property management.
- Maintain awareness of the property's physical condition and correct unsafe conditions.
- Stay current on applicable building codes and safety standards.
- Keep accurate records of preventive maintenance, work orders, inspections, inventories, and purchase orders.
- Manage stock control and utilization of maintenance materials, including ordering supplies within budget.
- Perform scheduled maintenance on all equipment.
- Maintain internal control over operational activities in compliance with best practices.
Requirements
- High school diploma required.
- Ability to prioritize and plan work activities and use time efficiently.
- Ability to interpret documents such as operating procedures and apply reasonable understanding to carry out instructions.
- Basic knowledge of plumbing, electrical, HVAC/PTAC, carpentry, elevators, appliance maintenance, boilers, and snow removal.
- Must regularly lift/move up to 50 lbs, bend/stoop/squat, climb stairs, push or pull, reach above shoulder, climb ladders, and lift/carry.
- Customer service first attitude.
- Ability to complete tasks with attention to detail.
- Written and verbal communication skills.
- Minimum of five (5) years of janitorial/cleaning experience and building maintenance.
- Driver's License required with a clean driving record and the ability to transport within city limits.
- FDNY Certificate of Fitness S12 & S13.
- Ability to work independently within a team setting.
