Responsibilities
- Ensure routine PPM is carried out to all mechanical & Electrical plant in accordance with Site task schedules and asset lists.
- Ensure reactive tasks throughout the building are completed and be proactive in highlighting areas for improvement, including concessionary stores and fabric-related items.
- Administer sub-contractor work approvals and safe operation during repair or service.
- Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Ensure plant faults and defects are swiftly remedied to maintain plant in serviceable order.
- Ensure suitable spares are available for maintenance and reactive works, providing parts lists and estimated timescales.
- Complete and submit all relevant paperwork regarding reactive and breakdown works to the contract administrator without delay.
- Prepare and utilize Method Statements and Risk Assessments for all tasks to ensure safe working practices.
- Develop good working relationships with BGIS staff, subcontractors, and client representatives.
- Ensure the provision of a Safe and Healthy working environment, including wearing uniform and PPE at all times.
- Maintain the professional image of BGIS to clients.
- Ensure all plant rooms under BGIS responsibility are locked and kept clean and tidy.
- Supervise and monitor subcontractors' works while they are on site.
- Ensure assigned tasks are actioned and completed appropriately.
- Complete tasks with appropriate H&S awareness and implementation.
- Maintain awareness and compliance with contractual KPI’s/SLA’s.
- Keep the Computer Based Maintenance system (e.g., Maximo) updated with accurate data for PPM and reactive tickets.
- Proactively check the operation of the LOTO system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Oversee the buildings environmental conditions using the BMS System to maintain acceptable internal conditions.
- Ensure the engineering team produces required near miss reports, dynamic risk assessments, and detailed records of site activities, challenging and escalating non-compliance.
- Perform any other task as directed by the Site management team.
Requirements
- Must have experience with routine PPM, mechanical & Electrical plant maintenance.
- Must be able to manage reactive tasks and identify areas for improvement.
- Experience in supervising subcontractors and ensuring their compliance with contract requirements.
- Proficiency in operating a Permit to Work System.
- Ability to ensure plant faults and defects are promptly addressed.
- Capability to manage spare parts inventory and provide necessary documentation.
- Strong understanding of Health & Safety procedures, including Method Statements and Risk Assessments.
- Excellent communication and interpersonal skills for building relationships with staff, subcontractors, and clients.
- Commitment to maintaining a safe and healthy working environment.
- Ability to maintain a professional image.
- Experience in managing and maintaining plant rooms.
- Proficiency in using Computer Based Maintenance systems like Maximo.
- Familiarity with LOTO systems.
- Experience with BMS Systems for environmental monitoring.
