About the Role

As a Property Manager, you will be responsible for the operational management of our residential properties in Berlin. You will serve as the primary point of contact for tenants, coordinate internal staff and external service providers, and ensure efficient and well-maintained properties. This role offers significant autonomy and the opportunity to contribute to the company's growth.

Responsibilities

Tenant and property user support as the first point of contact
Lease management, including deadlines, indexation, and option control
Structured implementation and monitoring of regular rent adjustments
Coordination and monitoring of external rent and property accounting, including payment transactions and dunning procedures (rent, ancillary costs, deposits, insurance)
Coordination of the preparation of operating and heating cost statements by an external company
Selection, commissioning, and management of external service providers and building management
Ensuring compliance with technical, public law, and owner-specific requirements and guidelines
Budgeting and budget control at the property level
Coordination and assurance of repair and maintenance measures
Creation of documentation, data analyses, and reports for owners

Requirements

Completed vocational training with a real estate focus (e.g., Real Estate Agent IHK) or comparable qualification
Minimum of three years of professional experience in residential property management
Good knowledge of business and real estate economic contexts
Knowledge of tenancy law and real estate-specific contract management
Basic technical knowledge of residential properties
Proficient in MS Office (especially Excel and Word) and property management software
Structured and independent work style
Strong affinity for numbers and attention to detail
High customer orientation and strong communication skills in dealing with tenants and service providers
Assertiveness combined with negotiation skills
Efficient implementation of measures combined with a hands-on mentality
