About the Role
The Maintenance Director is responsible for planning, organizing, developing, and directing the general operating maintenance, repair, and housekeeping of the community, ensuring a safe, clean, and comfortable environment.
Responsibilities
- Recruits, interviews, hires, and provides orientation for housekeeping staff
- Develops housekeeping schedule and ensures daily tasks are completed
- Performs general maintenance work including light electrical, painting, and carpentry
- Operates and maintains HVAC equipment
- Conducts daily inspections of the building, grounds, and equipment to determine necessary maintenance and repairs
- Conducts and oversees emergency drills
- Conducts safety tours for new associates
- Maintains the Emergency Preparedness Plan and trains associates on the EPP
- Secures vendor contracts for all community systems
- Maintains on-call status for emergencies
- Assists with evacuating residents during emergencies
- Provides occasional weekend coverage as Manager on Duty
Requirements
- Three (3) years of experience in a maintenance/housekeeping supervisory role
- Knowledgeable of maintenance and housekeeping practices and procedures
- Familiar with laws, regulations, and guidelines governing maintenance functions in the community
- Proficient in computer skills, including Microsoft Office (Windows, Outlook, Excel)
- Ability to learn new applications
- Ability to stand, walk, sit, use fine and gross motor skills, reach with hands and arms, balance, stoop, kneel, crouch, talk, hear, and smell
- Ability to lift or carry weight up to 50 lbs
- Ability to use proper body mechanics for lifting and supporting residents
