About the Role
Sutton Real Estate Company is seeking a Property Superintendent responsible for the day-to-day maintenance, appearance, safety, and physical condition of managed properties. This hands-on role involves working with property management, tenants, and vendors to ensure properties are well-maintained, safe, clean, and efficient. The ideal candidate is dependable, mechanically inclined, organized, customer-service oriented, and comfortable working independently with multiple priorities.
Responsibilities
- Conduct routine property inspections to identify maintenance, repair, safety, and cleanliness concerns.
- Perform general building maintenance and minor repairs, including plumbing, electrical, carpentry, painting, drywall, and fixtures.
- Maintain common areas, entrances, hallways, grounds, and mechanical areas in a clean and orderly condition.
- Monitor building systems and equipment, reporting issues requiring specialized service.
- Respond promptly to maintenance requests, emergencies, and urgent property concerns.
- Coordinate and perform seasonal property maintenance, including snow removal, ice management, and landscaping.
- Maintain an inventory of maintenance supplies, tools, and equipment.
- Assist with preparing vacant units for new tenants, including cleaning, repairs, and turnover work.
- Coordinate with outside contractors and vendors, providing access and monitoring work.
- Report deficiencies, delays, or additional repair needs to Property Management.
- Maintain professional relationships with vendors, tenants, and building occupants.
- Serve as a responsive point of contact for routine property-related concerns.
- Respond to tenant maintenance requests and communicate repair status updates.
- Maintain a professional, courteous, and service-oriented approach with tenants and visitors.
- Escalate tenant concerns or emergencies to Property Management when necessary.
- Conduct regular property walkthroughs to identify potential safety hazards or code concerns.
- Immediately report significant safety concerns, property damage, or emergencies.
- Follow all company policies and applicable safety requirements.
- Assist with emergency response and property-related incidents.
- Ensure maintenance activities are performed safely.
- Maintain accurate records of completed maintenance, inspections, and repairs.
- Communicate regularly with Property Management regarding property conditions and maintenance needs.
- Track work orders and follow up on outstanding items.
- Notify management of recurring maintenance issues and recommend preventative maintenance.
- Assist with property projects, inspections, and operational activities.
Requirements
- Previous experience in property maintenance, building maintenance, facilities, construction, or apartment maintenance preferred.
- General knowledge of plumbing, electrical, carpentry, HVAC, painting, and drywall.
- Strong mechanical aptitude and troubleshooting skills.
- Ability to use common hand and power tools safely.
- Ability to work independently and prioritize multiple maintenance requests.
- Strong communication and customer-service skills.
- Dependable, organized, and responsive.
- Ability to interact professionally with tenants, vendors, contractors, and coworkers.
- Valid driver's license and reliable transportation may be required.
