About the Role
In this role, you will interpret, organize, and execute the conceptual design of a project, utilizing creativity, foresight, and judgment to meet project requirements and objectives through project completion.
Responsibilities
- Conduct programming efforts such as space planning, layout and utilization of furnishings and equipment, lighting and color coordination.
- Develop innovative design concepts that are practical, aesthetic, safe, and conducive to intended purposes and function, reflecting client goals and project budget.
- Implement all phases of a design project, including contracts, budgeting, scheduling, planning, design, documentation, specifications, and construction, with furniture selection and specification.
- Maintain positive client relationships and keep clients apprised of project progress.
- Initiate and maintain contact with key project individuals for clarification, coordination, and negotiation of critical issues.
- Estimate material requirements and costs.
- Solicit bids and assist the Project Manager and client in subcontracting fabrication, installation, and arrangement of materials, finishes, and furnishings.
- Keep the project, or a phase of a project, on schedule.
- Communicate with other disciplines, vendors, and contractors to ensure incorporation of all information into project requirements and provide support as necessary.
- Lead the Construction Administration phase, responding to RFIs and COs, reviewing shop drawings, and participating in field site reviews.
- Manage projects using Deltek Vision, including work plans, team members, budget, consultants, schedule, fees, labor costs, and project change notices.
- Take responsibility for the financial outcome of projects.
- Implement and utilize HOK Standards for all projects and processes.
- Ensure project documentation and contracts comply with standards set by the Technical Board.
- Incorporate Integrated Sustainable Design solutions into projects.
- Take personal responsibility for fostering a green workplace through sustainable work practices.
- Render conceptual design ideas and prepare 2D and 3D presentation/design drawings.
- Prepare, correct, and update documents during schematic design, design development, and construction administration phases.
- Coordinate color and material palettes.
- Produce written documentation related to projects, including agreements, meeting documentation, and transmittals, using HOK standard formats.
- Review documents for adherence to building and ADA codes.
- Oversee coordination and quality assurance of documents required to complete a project or phase, ensuring alignment with design intent.
- Communicate with consultants, contractors, sub-consultants, and other disciplines to ensure project details are carried out, including technical issues and project information.
- Assist in design presentations.
- Assist more senior staff with keeping a phase of a project on schedule.
- Provide support to all team members for specific field, style, or phase of interior design expertise.
- Develop and maintain positive relationships with consultants, contractors, and jurisdictional/approval agencies.
- Represent the client in obtaining bids and awarding construction contracts.
- Assist with negotiating fees and contracts.
- Mentor and direct the work of less experienced staff.
- Participate in interviews and recruiting of professional staff.
- Explore and identify new opportunities to add or enhance professional services with existing clients.
- Participate in selected marketing and business development opportunities.
- Assist in development of fee proposals for marketing proposals.
- Participate in developing the annual business plan for the interiors discipline.
Requirements
- Bachelor’s degree in architecture, interior design, or foreign equivalent.
- 5+ years of prior experience as an Interior Designer in a design, architecture, engineering, or planning firm, focused on offices, airports, hospitals, sports venues, schools, labs, and other commercial ventures.
- Must be a professional Interior Designer and have passed the NCIDQ exam or be a registered Architect with a current license.
- If registered Architect, NCARB registration preferred.
- LEED credential required within 12 months of employment.
- Travel will be required.
- Overtime will be required.
