About the Role
GWLRA is a leader in the commercial and multi-residential real estate industries, focused on creating vibrant, sustainable communities. As Senior Property Manager, you will provide strategic leadership and operational oversight for a premier Class A office portfolio, building trusted partnerships with ownership, tenants, and internal stakeholders.
Responsibilities
- Integrate facilities management best practices into daily operations.
- Collaborate with tenant facility and workplace leaders to improve service delivery.
- Lead the day-to-day management and operational performance of assigned Class A office properties.
- Maintain an exceptional standard of building presentation, cleanliness, comfort, safety, and functionality.
- Conduct regular property inspections and ensure timely resolution of risks or service gaps.
- Provide leadership and direction to Building Operations and service partners.
- Ensure preventative maintenance, life-safety systems, security, cleaning, and other building services are delivered consistently.
- Maintain strong operating procedures, service standards, and escalation practices.
- Identify and implement opportunities to improve building performance, service delivery, and occupant experience.
- Partner closely with internal stakeholders, including Leasing, Asset Management, Construction, Sustainability, Marketing, and Technical Services teams.
- Serve as the primary relationship manager for ownership representatives, executive stakeholders, and key tenants.
- Build trusted relationships through accessibility, proactive communication, responsiveness, and strategic problem solving.
- Anticipate the needs of occupants and stakeholders, managing sensitive matters with professionalism.
- Lead the timely resolution of tenant and occupant concerns.
- Establish and uphold clear service standards for a best-in-class property experience.
- Seek and act on stakeholder feedback to strengthen service delivery and building performance.
- Develop a thorough understanding of tenant businesses to align property services with their needs.
- Establish regular engagement with key tenant stakeholders.
- Act as a strategic advisor by identifying opportunities to enhance workplace functionality and tenant satisfaction.
- Partner with tenants and facility representatives to support operational continuity and workplace changes.
- Leverage knowledge of tenant operations to anticipate potential impacts of building projects and minimize disruption.
- Build credibility and trust through consistent engagement and understanding of tenant business objectives.
- Lead, mentor, and develop a multidisciplinary property management team.
- Establish clear priorities and performance expectations aligned with property plans.
- Support employee development through coaching, feedback, goal setting, and succession planning.
- Champion tenant service standards and operational best practices.
- Promote a customer-centric culture.
- Develop and oversee annual operating and capital budgets.
- Monitor financial performance and provide strategic analysis.
- Drive achievement of financial objectives while maintaining superior building operations.
- Prepare monthly, quarterly, and annual reporting packages.
- Support asset repositioning initiatives and long-term capital planning.
- Lead the planning and execution of capital projects, tenant improvements, and building upgrades.
- Oversee procurement processes, consultant engagement, contract administration, and project financial controls.
- Ensure compliance with corporate governance, regulatory obligations, and EH&S standards.
- Champion sustainability initiatives and building certifications.
- Support community engagement, tenant events, and initiatives that enhance building culture.
Requirements
- 7+ years of progressive commercial office property management experience, including oversight of Class A office assets.
- Demonstrated ability to lead the day-to-day operations of high-profile, service-intensive commercial buildings.
- Strong experience managing relationships with ownership representatives, senior executives, major tenants, and internal business partners.
- A proven commitment to exceptional building standards, service quality, and occupant experience.
- Strong financial acumen with extensive experience managing operating budgets, capital budgets, forecasting, reconciliations, and financial reporting.
- Proven success leading, developing, and retaining high-performing teams.
- Experience managing capital projects, tenant fit-outs, and major building improvement initiatives.
- Thorough understanding of commercial leasing, building operations, risk management, facilities management, and regulatory compliance.
- Ability to understand tenant business operations and translate workplace, facility, and service needs into effective property management strategies.
- Exceptional communication, presentation, negotiation, and relationship-management skills.
- Demonstrated professionalism, discretion, composure, and sound judgement in complex or high-profile situations.
- A proactive and highly organised approach, with strong attention to detail and consistent follow-through.
- Proven ability to build trusted partnerships with institutional stakeholders through transparent communication, strategic collaboration, and consistent execution.
- Experience managing corporate head office or flagship properties.
- Demonstrated ability to influence cross-functional teams and drive organizational initiatives.
- Strong understanding of ESG, sustainability, and building certification programs.
- Experience working with institutional investors, pension funds, or large ownership groups.
- Real Property Administrator (RPA), Certified Property Manager (CPM), Facilities Management Administrator (FMA), and/or Certified Facility Manager (CFM).
- Post-secondary education in Business, Real Estate, Property Management, Facilities Management, or a related discipline.

Salary/Compensations
- $80,000.00 to $130,000.00 annually
