About the Role
The United Group of Companies, Inc. is seeking a Maintenance Technician to join the team at Deerfield Place, a multi-family apartment community in Utica, NY. This role is crucial for ensuring the upkeep and functionality of the property.
Responsibilities
- Completes assigned maintenance work orders.
- Performs maintenance on the exterior and interiors of all assigned buildings.
- Maintains inventory of equipment, tools, supplies, and work materials.
- Maintains a working knowledge of all utility sources and supply lines.
- Performs general maintenance including painting, drywall, plumbing, electrical, mowing, and plowing.
- Performs all phases of snow removal and maintains appropriate equipment.
- Paints, cleans, and completes renovation tasks for units.
- Cleans all common areas and is responsible for trash removal.
- Assesses and prioritizes all work to be performed on the assigned site.
- Completes daily work schedules for routine maintenance duties.
- Notifies Maintenance Supervisor and Property Manager of all problems and potential issues.
- Ensures the quality of work duties performed.
- Handles emergency situations and communicates incident details to the Property Manager.
- Undertakes special projects and other responsibilities as determined.
Requirements
- A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role.
- Must be able to stand/walk for 8 to 10 hours.
- Ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.
- Ability to work indoors and outdoors during various weather conditions.
- Potential exposure to substances such as paints, cleaning agents, chemicals.
- Demonstrates integrity on a personal and professional level.
- Exceptional communication, sales, and negotiation skills.
- Ability to solve problems involving residents and challenging situations.
