About the Role
Axis Residential is seeking a people-focused Sales Manager for its 55 and older active adult community, Affinity at Wells Branch. This role will drive community occupancy through relationship selling, meeting leasing goals, and building rapport with prospective and current residents.
Responsibilities
- Practice professional and relational sales techniques through phone calls, emails, walk-ins, and appointments.
- Receive inbound inquiries, listen with intent to gather information, build relationships, and curate a personalized experience.
- Ensure complete and accurate prospect information is collected and entered into the sales management system.
- Conduct individualized tours based on prospective resident needs and interests, utilizing staff, residents, and daily activities.
- Perform daily prospect follow-up through phone calls, personalized next steps, and notes.
- Coordinate depositor-related creative follow-up and engagement.
- Maintain a community culture focused on enhancing residents' quality of life with excellent customer service.
- Support the community by hosting and participating in onsite community events.
- Build strategic partnerships with local businesses, service providers, and senior housing communities.
- Coordinate and participate in offsite sales and marketing events.
- Use on-site property management software to track availability, record activities, and manage resident/prospect data.
- Design and execute marketing activities and events to drive traffic, including implementing prospect events, referral programs, and online marketing.
- Ensure all online advertisements and postings are accurate and up to date.
- Evaluate and shop competitors quarterly.
- Complete and maintain all required documents for resident and property files.
- Observe property conditions and report irregularities or maintenance needs.
- Provide sales and marketing leadership and training to team members when requested.
- Partner with Regional Sales Manager on additional assignments and projects.
- Comply with all company policies/procedures and Fair Housing Laws.
Requirements
- Must be a team player with a "we over me" approach.
- Must be determined, ambitious, and self-motivated with the ability to work under pressure.
- Strong leadership capabilities with proven success motivating a team to achieve sales targets.
- Exceptional customer service and interpersonal skills.
- Excellent communication skills; proficient in speaking, reading, and writing English.
- Minimum of 1-2 years of relevant sales and leasing experience, preferably in the senior living industry.
- Has mastered all duties of a Leasing Consultant role.
- Strong computer skills, including MS Office, property management software (e.g., Yardi, On-Site), and CRM solutions.
- Willingness to work evenings and weekends as necessary.
- Valid driver’s license and insured, operable vehicle.
