About the Role
The Porter/Assistant Handyman will ensure that mixed-use residential and commercial buildings in Harlem, New York are maintained daily in clean and functioning order. Duties include debris removal, common area maintenance, bathroom restocking, and responding to cleaning emergencies. This role also involves assisting with non-technical maintenance tasks such as mechanical, electrical, HVAC, painting, carpentry, custodial, plumbing, and general repairs.
Responsibilities
- Maintain a weekly time log indicating completion of chores and duties, including day and time of activity, and submit to building manager with timesheet every other Friday.
- Maintain sidewalks in a clean condition in accordance with sanitation rules and regulations.
- Sweep floors daily and mop public areas, including staircases and hallways, at least twice per week or as needed.
- Keep handrails clean and free of dust.
- Prepare, sort, and remove garbage and trash for pick up.
- Keep basement clean and free of clutter and debris; do not permit storage of miscellaneous or personal items.
- Remove stagnant water in the basement when needed.
- Ensure receptacles are covered at all times, garbage is bagged, and the building is free of violations for garbage and debris.
- Follow recycling rules and place recyclables and garbage in front of the building according to the NYC Sanitation schedule.
- Clean the rear yard, airshaft, sewer trap, and roof at least once a week or more if needed.
- Remove obstructions from fire egress and public areas.
- Promptly replace missing or burned-out bulbs in public areas and the basement.
- Report tenant move-ins or move-outs to the management office.
- Clean apartments of debris when tenants move out with proper authorization.
- Ensure vacant apartments are kept clean and securely locked.
- Report any defects in the roof, plumbing, electrical systems, etc., to management.
- Clear snow from sidewalks adjacent to and in front of the building during snow periods.
- Apply granulated salt compound or alternative to avoid slippage during light snow or ice.
- Assist with general repairs and services in all maintenance disciplines assigned by the Facilities Manager.
- Assist with preventative maintenance for plumbing, electrical, and heating systems in residential units.
- Assist with minor repairs including carpentry, painting, surface touch-ups, tiling, and flooring.
- Identify and report any deficiencies in residential units or the building.
- Assist with changing locks, re-keying, and making key copies as directed.
- Report any illegal activities or conduct by tenants or visitors.
- Report and file reports on all accidents without delay to the management office.
- Maintain a neat appearance and a polite, courteous demeanor.
- Advise of the need for cleaning tools, supplies, and equipment, and store them properly.
- Supervise outside contractors and utility companies.
- Maintain a working relationship with tenants.
Requirements
- Previous work experience as a Porter, Janitor, or Custodian is a plus.
- Minimum 1 year of experience or trade school in general maintenance, caretaking, mechanical, electrical, and/or equipment and building repairs.
- Experience in the use of hand tools and power tools.
- Bilingual proficiency in English/Spanish or English/Chinese is a plus.
- Positive attitude and good communication skills.
- Availability to work in shifts and with flexible schedules, including weekends and evenings.
- Required to walk from floor to floor and potentially outside between buildings in varying weather conditions.
- Ability to move furniture; reach, lift, and carry heavy equipment.
- Required to regularly sit or stand for prolonged periods; bend, squat, and regularly lift up to 50 pounds.
- Must be flexible with schedule changes every quarter.
