About the Role
Starlite Building Services is seeking a Boston-based Millwork Project Manager to manage all millwork projects and carpentry/labor staff. This role is crucial for ensuring quality, execution, growth, and profitability by overseeing project setup, estimating, execution, financial management, and relationship management.
Responsibilities
- Manage all millwork projects and carpentry and labor staff.
- Ensure quality, execution, growth, and development of new talent, internal and external relationships, and profitability.
- Oversee project set up, estimating, project execution, financial management, and relationship management.
- Gain and use job information to produce quality estimates.
- Thoroughly review documents to ensure they accurately reflect agreements with clients, Architects, and Engineers, matching specs to drawings.
- Inspect sites to understand how they affect contract scope and work with Operations on site logistics.
- Identify and ensure trade timeframes and execution align with project schedule and approach.
- Identify areas of risk and profitability to guide project team decisions.
- Identify long lead items using industry, Sub, and manufacturer knowledge.
- Discuss pertinent issues with all project team members during Scope Review meetings.
- Provide notes and clarifications for deviations from project documents.
- Prepare estimates using Starlite’s policies, procedures, and tools.
- Prepare bids with the Manager of Safety & Estimating.
- Prepare budgets for all phases as requested.
- Ensure discussion of all pertinent issues with all Starlite project team members.
- Visit job sites and participate in pre-project walkthroughs.
- Ensure proper tools are in place before project commencement.
- Develop a comprehensive understanding of project strategy and deploy it throughout the project.
- Set up projects to ensure profitability and client satisfaction.
- Lead the job and job team to deliver projects according to Starlite standards.
- Execute each project phase, including pre-construction, construction, closeout, and post-construction services.
- Partner with the Site Foreman to maintain an updated and accurate schedule.
- Identify and focus on critical issues related to constructability, including associated costs and logistical issues.
- Fill in gaps as needed to meet project control and execution requirements.
- Seek opportunities to increase company profitability on each project.
- Achieve financial control and profit goals for each project.
- Ensure timely and accurate completion of all Starlite financial processes, controls, and reports.
- Use financial reporting data to quickly identify and address potential issues affecting financial performance.
- Drive the change order process to ensure owner-presented extras are approved and fair.
- Drive the growth and development of staff, seeking continuous improvement.
- Serve as a coach and mentor.
- Set expectations and goals, providing ongoing support and feedback.
- Promote positive relations by dealing professionally, respectfully, and fairly with subcontractors.
- Work closely with all team members to ensure effective communication of project information, issues, and opinions.
Requirements
- Bachelor’s degree in a construction-related field or equivalent experience.
- 3-5 years of experience in Millwork Project Management.
- Detailed knowledge of all trades: scope, time frames/field execution, typical missed scope/exposures.
- Demonstrated understanding and knowledge of estimating processes and delivery methods.
- Experience managing a variety of projects in a rapidly growing organization is critical.
- Extensive experience maintaining project budgets and schedules.
- Knowledge of contract types and deal structures.
- Management experience: coaching, feedback delivery, delegating, and mentorship preferred.
- Demonstrated communication skills.
- Strong organizational skills and attention to detail.
- General Contractor or subcontractor experience preferred.

- $87,000 – $115,000 (New York Base Salary Range)
