About the Role
The General Manager (GM) is responsible for the overall performance of the property, including budget preparation, maximizing NOI, developing marketing plans, supporting leasing efforts, managing the property team, and overseeing operations and contracted services. This role requires strong internal and external relationship-building skills.
Responsibilities
- Lead internal teams and key contractors with a positive leadership mindset.
- Coach, mentor, set goals, and provide feedback to foster team atmosphere and performance.
- Manage and oversee the performance of the Marketing, Leasing, Financial, and Operations teams.
- Delegate and follow up on assigned tasks, understanding each team member's responsibilities and performance.
- Act as a resource and advocate for employees regarding deadlines and unclear priorities.
- Communicate regularly with tenants, address concerns, and build relationships.
- Build community relationships by attending meetings.
- Foster and maintain relationships with fire, police, building, and other stakeholders.
- Assist leasing representatives with market knowledge and merchant tours.
- Provide leasing with qualified leads for local tenants and maintain an understanding of market retail dynamics.
- Understand the specialty leasing budget and execute occupancy, monetary, and merchandising goals.
- Understand tenant sales, trends, and their impact on center income and occupancy.
- Oversee contracted services, including participation in development and administration.
- Supervise and direct the operation of maintenance and mechanical systems.
- Handle operational emergencies and ensure the implementation of safety, emergency, and hazardous material plans.
- Oversee tenant construction and coordination.
- Develop and implement strategic capital plans.
- Strategically manage security and janitorial contracts, reviewing schedules, comparing against billing, and holding contractors accountable.
- Use portfolio data to determine service levels and implement them while balancing budget goals.
- Understand and utilize social media and digital marketing tools, staying aware of current trends and corporate strategy.
- Contribute to content sourcing and delivery for marketing efforts.
- Analyze and strategize results of social media KPIs and campaigns.
- Prepare, review, and analyze the annual budget, managing it to stay on target.
- Prepare monthly financial reports, including variance drivers.
- Collaborate with cross-functional teams during reforecasting, budgeting, and monthly reporting.
- Review, control, and manage accounts receivables.
- Perform other duties as assigned.
Requirements
- Bachelor’s degree strongly preferred.
- 10 to 15 years of related experience in shopping center management or equivalent.
- Excellent verbal and written communication skills.
- Demonstrated ability to lead and manage a team.
- Intermediate to excellent math skills and analytical ability.
- Ability to work in a team-oriented environment.
- Ability to work in a fast-paced environment, meeting frequent deadlines.
- Demonstrated organizational skills.
- Intermediate to expert ability to use Microsoft Office, Word, Excel and other software programs.
- Manual dexterity sufficient for heavy use of a keyboard, mouse and telephone/radio.
- Speech and hearing sufficient for regular communications.
- Vision sufficient for use of a computer monitor and transaction documents.
- Ability to walk, bend, stoop and reach.
- Ability to lift 20 lbs and occasionally up to 40 lbs.
- Sufficient sense of smell to detect dangerous odors.
- Ability to stand for long periods of time.
- Must be able to be mobile, including moving around office premises, accessing and walking rooftop and exterior grounds.
