About the Role
Seeking a Business Manager (Assistant Community Manager) to support the day-to-day operations of the affordable apartment community at Modrian Studios in San Diego, CA. This role involves on-site accounting and leasing, and acting as person-in-charge when the Community Manager is absent.
Responsibilities
- Manage financial operations, including accounts payable, accounts receivable, and rent payment processing.
- Support the Community Manager with asset management, including budget implementation, financial reports, and cost control.
- Oversee the leasing process from inquiry to move-in, ensuring a positive resident experience.
- Maintain and update accurate resident files, ensuring compliance with policies and regulations.
- Assist with marketing and advertising to fill vacancies.
- Ensure maximum occupancy by engaging prospective residents, conducting tours, and processing applications.
- Handle resident relations by addressing concerns, providing customer service, and fostering a positive living environment.
- Ensure proper documentation for all leased apartments and maintain accurate move-in/move-out records.
- Collaborate with the Community Manager to enforce community policies and regulations, ensuring compliance with fair housing laws.
- Perform general office tasks including scheduling, answering inquiries, and managing communication.
- Assist with organizing resident events and building community relationships.
- Assume the role of person-in-charge in the absence of the Community Manager.
- Perform other duties as assigned.
Requirements
- 1-2 years of experience in affordable property management.
- 1-2 years of supervisory experience preferred.
- Strong understanding of multi-family apartment community operations, including leasing, financial reporting, and resident services.
- Demonstrated success in maintaining high occupancy rates.
- Ability to provide exceptional customer service and multitask in a fast-paced environment.
- Excellent communication skills, both verbal and written.
- Proficiency in MS Word, Excel, and Outlook.
- Experience with Yardi and/or MRI is a plus.
- Physically able to lift and carry items weighing up to 25 pounds.
- Contingent upon passing a background check, employment verification, and drug screening.
