About the Role
Ensure safety and quality programs are implemented, audited, and maintained to exceed high expectations within the Build-To-Rent (BTR) division.
Responsibilities
- Perform jobsite inspections and organize/distribute reports.
- Maintain jobsite/office signage and safety supplies (PPE).
- Conduct monthly jobsite audits with management, organizing, recording, and distributing findings.
- Lead monthly training for trade partners, organizing, recording, and distributing information.
- Compile and distribute monthly ROAR reports to corporate and job sites.
- Lead safety committee meetings, documenting and distributing minutes.
- Lead safety training for property management, construction, and office staff, documenting and distributing.
- Compile yearly updates for the Safety Program and site rules, including jobsite and divisional continuous improvement plans.
- Create new jobsite-specific safety books and audit them regularly.
- Perform yearly updates and maintenance of divisional MSDS.
- Maintain high-risk trade partner safety programs and competency records.
- Perform trade partner safety evaluations and coordinate with purchasing regarding unsafe trade partners.
- Perform or organize annual/biannual CPR/First Aid training.
- Perform or organize new hire OSHA 10-hour training and safety orientation.
- Conduct new community startup meetings with trade partners.
- Perform quality inspections on homes, compile reports, and manage the division's database.
- Manage the unit handoff process to the property management company.
- Collaborate with trade partners on deficiency trends and trade issues.
- Participate in the BTR National Safety Committee and provide improvement recommendations.
- Coordinate with insurance providers to ensure all jobsite safety requirements are met.
- Perform other duties as assigned.
Requirements
- High School Diploma/GED with 4+ years of Construction experience (preferably with a production builder or multi-family builder) or have successfully completed the assigned TM360 Learning curriculum.
- Certified US Department of Labor OSHA trainer for 10/30 hour construction.
- Certified CPR/First Aid/AED instructor.
- Office or non-manual work directly related to management or general business operations.
- Act as a primary component involving the exercise of independent judgment and discretion about matters of significance.
- Report to Division/Corporate Office/Community daily and adhere to schedule.
- Ability to access, input, and retrieve information from a computer and/or electronic device.
- Ability to have face-to-face conversations with customers, co-workers, and higher-level managers.
- Ability to sit or stand for long periods of time and move around work environment as needed.
- Ability to operate a motor vehicle if applicable.
- Comply with company policies and procedures.
- Must be able to remain in a stationary position 50% of the time.
- Ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.
