About the Role
This role is responsible for enforcing building rules, reporting tenant complaints, overseeing outside contractors, conducting unit inspections, coordinating move-ins/outs, and managing property maintenance. The position may also assist with lease preparations.
Responsibilities
- Enforce all building rules approved by the employer.
- Report all tenant, shareholder, and unit owners complaints to the manager.
- Oversee and audit work of all outside contractors at the assigned property and provide reports to management.
- Conduct inspections of units prior to move-ins and post move-outs to determine condition.
- Coordinate repairs necessary to make units available for lease.
- Determine and coordinate the distribution of security deposit funds due to prior tenants post inspection and repairs.
- Show units to prospective tenants, as needed.
- Coordinate all moves in or out of the property.
- Coordinate the purchase of necessary tools, supplies, and equipment to service and maintain the property and common areas.
- Perform minor maintenance of common areas and appurtenant structures and fitting.
- Perform minor maintenance and repair of doors, gates, fences, locks and associated hardware.
- Perform general electrical, boiler room, and plumbing maintenance and repairs.
- Assist with the preparation of leases and amendments.
Requirements
- High School diploma or General Education Degree (GED).
- Minimum 5 years previous facilities management experience.
- Participation in recognized professional association (e.g. IFMA).
- Certified in Facilities Management and IFMA designation as Certified Facility Manager, a plus.
- Strong oral and written communication skills.
- Ability to handle multiple projects and make decisions.
- Knowledge of computers.
- May perform other duties as assigned.
