About the Role

Serves as the strategic lead and primary liaison to the Board of Directors for each property, focusing on governance, financial oversight, and strategic planning. Partners with Property Managers who handle day-to-day building operations.

Responsibilities

  • Serve as the primary point of contact and liaison between the Board of Directors and management/ownership
  • Prepare and present Board meeting materials, financial reports, and operational updates
  • Attend and run Board meetings; translate Board decisions into actionable direction for property team
  • Advise the Board on policy, capital planning, rules/regulations, and long-term strategy
  • Manage Board relationships with clear communication
  • Own the annual budget process: forecasting, reserve planning, and long-term capital planning in partnership with the Board
  • Review and approve major expenditures, contracts, and capital improvement projects
  • Monitor overall financial performance (P&L, reserves, arrears) and flag risks or opportunities to the Board
  • Lead or oversee special assessments, refinancing, insurance renewals, and major vendor/contractor selection
  • Set priorities and direction for the Property Manager who handles daily operations, maintenance, resident and staff relations
  • Review field level performance, escalations, and reporting; ensure alignment with Board expectations and company standards
  • Step in on escalated issues that require Board level or strategic decision-making
  • Ensure the property remains compliant with governing documents (bylaws and house rules where applicable), local/state housing regulations
  • Oversee insurance coverage, risk management, and legal matters in coordination with counsel as needed

Requirements

  • 10+ years of property management experience, including significant experience working directly with Boards, HOAs, condo/co-op associations, or ownership groups
  • Strong financial acumen: budgeting, reserve planning, and P&L management at a portfolio or asset level
  • Excellent presentation, negotiation, and interpersonal skills; comfortable running formal Board meetings
  • Working knowledge of Fair Housing laws, governing documents, and relevant local/state housing regulations
  • Real Estate sales License preferred
  • Proficiency with property management/financial software (e.g., MRI, Avid, Building Link, or similar)
