About the Role
WSFSSH provides safe, affordable senior housing with compassionate property management and supportive services to enhance resident independence and dignity. This role ensures the overall maintenance, functionality, and cleanliness of the property while supervising housekeeping staff to maintain pristine conditions.
Responsibilities
- Coordinate and collaborate with department heads to maintain a clean and safe building.
- Supervise handy man, porter, and housekeeping staff to ensure tasks are completed and needs are addressed.
- Ensure cleaning, maintenance, and custodial work is performed properly and in a timely manner.
- Respond to tenant work requests within 24 hours, or immediately in case of emergency.
- Submit written requests for janitorial, maintenance, and repair supplies.
- Submit Superintendent Weekly Reports with completed work orders.
- Submit Daily maintenance log reports.
- Maintain janitorial supplies inventory lists.
- Maintain apartment appliance lists with model and serial numbers.
- Maintain fire extinguisher and smoke/carbon detector location lists.
- Maintain exhaust fan location lists.
- Provide a weekly heating report and follow up on heat complaints during heating season.
- Report incidents, damages, or violations to property management.
- Assist with procurement of cleaning and maintenance supplies.
- Maintain accurate records of maintenance and cleaning activities.
- Prepare vacant apartments for occupancy within thirty (30) days.
- Ensure painting, carpentry, plumbing, electrical, HVAC tasks are performed competently and timely.
- Maintain grease traps.
- Strip and wax floors.
- Perform minor repairs on small appliances.
- Implement energy and water conservation projects.
- Ensure all operating equipment is maintained properly and implement procedures for malfunctions.
- Perform preventive maintenance checks on machinery and report defects.
- Monitor and ensure proper preventive maintenance tasks are performed on schedule.
- Observe water, electrical meters, and boiler system gauges for proper operation and report malfunctions.
- Liaise with service contractors for heating systems, generators, elevators, compactors, laundry machines, and fire alarm systems during breakdowns or emergencies.
- Assure proper on-site recycling procedures comply with mandated programs.
- Assure staff handling garbage follow appropriate procedures and wear protective attire.
- Ensure proper functioning and cleanliness of compactors/chutes.
- Ensure garbage and recycling items are bagged properly and set out for pickup as scheduled.
- Assist with all code compliance items.
- Provide building access to government agencies, accompany inspections, and report deficiencies.
- Monitor tags on fire extinguishers and fire safety equipment and report deficiencies.
- Ensure glass windows and exit doors are clean and unobstructed.
- Ensure doors are self-closing and windows open/close properly.
- Ensure common areas inside and outside the building are smoke-free, clean, and hazard-free.
- Ensure areas in front of the building, including sidewalks, are safe and free of graffiti, debris, and hazards.
- Ensure grounds/garden/backyard and parking lot areas are clean, well-maintained, and free of debris.
- Assure timely snow removal and maintain sidewalks free of ice and slipping hazards.
- Wear company uniform and maintain a neat and clean appearance.
- Work as a team member to establish and maintain a high level of care, respect, and communication with residents.
- Work cooperatively with other staff members.
- Share information about resident progress, needs, and problems with staff according to WSFSSH Confidentiality Policy.
- Attend training sessions and conferences as required.
- Implement emergency procedures as necessary.
- Submit all required reports in a complete and timely manner.
- Assist with other duties as directed.
Requirements
- Experience working with persons with seniors and/or individuals with special needs is preferred.
- Able to work in a multicultural and diverse environment.
- Able to perform job responsibilities.
- Must be able to lift a minimum of at least 25 lbs.
- Must be able to stand for extended periods of time.

Experience Level
- Minimum of 5 years of experience in building maintenance, preferably as a Superintendent
- Minimum of 5 years of experience and/or training in painting, boiler maintenance, electrical, plumbing, air conditioning
Education Level
- GED or High School Diploma
- S12, S13 and S95 certificates are required upon hiring.
- S13, and F01 certificates preferred before the 90-day probation period ends.
