About the Role

Responsibilities

  • Create, review, and approve annual property management budgets in collaboration with Property Management.
  • Ensure property conditions and operations meet Mission Housing’s standards for resident health and safety, and long-term portfolio stability in coordination with property management.
  • Meet reporting requirements and inquiries from regulatory and financing partners within deadlines.
  • Monitor property operating results against budgets, analyze variances, provide feedback, and implement improvements.
  • Interpret financial statements and property audits to recommend improvements for property financial performance, including analysis of loan and regulatory structures to enhance property performance and/or cash flow.
  • Identify and manage properties on the watch list/critical list.
  • Manage construction draws for small-scale capital improvement projects.
  • Create and update asset business plans focused on identifying and mitigating property-related risks.
  • Perform and monitor property inspections, including annual inspections.
  • Identify opportunities for refinancing.
  • Lead commercial tenant lease negotiations and lease execution.
  • Manage capital needs assessments and develop capital plans.
  • Work as part of a dedicated and supportive Asset Management team.
  • Develop consensus within and between diverse groups, treating people with respect and compassion.
  • Resolve conflicts through negotiations and maintain relationships during difficult situations.
  • Meet deadlines and work well under pressure, utilizing effective time management for competing demands.
  • Collaborate with the AM team, PM, Services, MHDC departments, city agencies, and partners, using creative and innovative solutions.
  • Interpret and comment on financial statements and legal documents.
  • Review contracts and capital/operating expenditures, presenting them for approval with clear cost/benefit and risk analysis, adhering to corporate guidelines.
  • Stay current with the latest funder and regulatory regulations for housing programs in San Francisco and California.
  • Represent Mission Housing Development Corporation professionally.
  • Understand and commit to the mission and philosophy of Mission Housing Development Corporation.
  • Perform other duties as appropriate and consistent with Mission Housing's mission, including occasional community-building activities, programs, and events.

Requirements

  • Bachelor's degree in real estate, finance, business, or a related field is strongly preferred.
  • Experience in affordable housing is required.
  • Minimum of one year of real estate, asset management, and/or property management experience, preferably within affordable housing or multifamily real estate with exposure to commercial real estate.
  • Certified Property Manager (CPM) or Certified Housing Asset Management (CHAM) designation is strongly preferred.
  • Ability to negotiate and lead decision-making processes within Mission Housing leadership and with external parties.
  • Strong time management and organizational skills with attention to detail.
  • Technical project management skills.
  • Advanced proficiency in MS Office suite (especially Excel) and property management software like YARDI.
  • Excellent written, verbal communication, and relationship management skills.
  • Extensive problem-solving abilities and flexibility while remaining focused on solutions.
  • Ability to sit, use hands, reach, talk, and hear regularly.
  • Ability to occasionally stand, walk, and drive.
  • Ability to occasionally lift and/or move up to 20 pounds.
