About the Role

The Sr. Director – Real Estate will manage, guide, and direct all real estate holdings over the life of the store for Foot Locker, Inc. within the regional areas assigned. This role requires intimate knowledge of assigned regions' malls & high streets, landlords, competition, and sales potential. The position serves as a liaison and brand ambassador to the retail real estate community, requiring innovation and adaptability to market trends.

Responsibilities

  • Manage, guide, and direct all real estate holdings for yourself and direct reports over the life of the store for Foot Locker, Inc. within the regional areas assigned.
  • Generate and maintain a strategic plan.
  • Control landlord negotiations and communications to ensure optimal real estate location, construction, and tenancy deals.
  • Administer written landlord communications from initial offering to finalization of lease, ensuring the deal is delivered as negotiated.
  • Facilitate constructive landlord relationships.
  • Manage deal presentation to division/corporate according to standard operating procedures.
  • Manage, recommend, and negotiate solutions for the Company’s Loss Store Program.
  • Select profitable and strategic locations that meet company standards and fulfill new store target expectations.
  • Manage the process with Construction and Legal to ensure approved stores open on time and are delivered as presented.
  • Travel for market studies, landlord visits, corporate meetings, and site selections.

Requirements

  • A bachelor's degree or higher.
  • 10 years+ leasing experience with a national or regional Retail and/or Landlord Leasing organization in both mall and non-mall real estate.
  • Proven record of managerial responsibilities/leadership positions.
  • Minimum of 60 transactions over the previous 2 years.
  • Superior negotiation skills.
  • Self-motivated with demonstrated experience working in a team environment and independently with minimal supervision.
  • Excellent verbal and written communication, analytical, and problem-solving skills.
  • Understanding of all lease contract points.
  • Strong organizational and interpersonal skills.
  • Proficient in Excel.
  • Strong listening and communication skills.
  • Strong follow-through from initial landlord contact to finalization of the real estate deal.
  • Flexibility with rapidly changing corporate/divisional priorities.
  • Understanding and familiarity of standard ICSC practices.
