About the Role
The Tunnel to Towers Foundation seeks an experienced attorney to manage all facets of real estate transactions, from initial property search and acquisition through to closing, supporting their mission to honor sacrifice and eradicate veteran homelessness.
Responsibilities
- Work with Program Recipients to identify suitable land for construction or houses for purchase.
- Collaborate with internal teams to address construction constraints and situational limitations.
- Perform preliminary market analysis to establish property value.
- Conduct preliminary due diligence, including assessing sewer/septic, utilities, access, survey, deed restrictions, and zoning.
- Review properties with the Director for approval and determine offer/contract price.
- Liaise with real estate professionals nationwide.
- Present offers on selected properties and manage contract details post-acceptance.
- Collaborate with internal and external counsels to review and edit purchase contracts.
- Renegotiate or modify contracts as needed.
- Ensure proper execution of purchase agreements by all parties.
- Manage deposit checks and track all associated funds.
- Hire and coordinate with surveyors and engineers for property surveys and soil tests.
- Obtain and review all due diligence reports, advising on purchase decisions.
- Hire Title Companies, provide contracts, and order/review title reports.
- Coordinate closings, including dates, documents, and funding.
- Ensure receipt of deeds and title policies post-closing.
Requirements
- JD required from an ABA-accredited law school.
- Multistate Bar preferred.
- Minimum of 10 years of experience practicing Real Estate Law.
- Keen attention to detail.
- Ability to prioritize workload and handle sensitive information.
- Well-organized and able to multi-task efficiently.
- Excellent interpersonal and communication skills (verbal and written).
- Pre-employment screening, including a background check, is required.
- Cover letter required.
- Required to work on-site in Staten Island, NY.
