About the Role

QuadReal is seeking a Co-op/Intern, Investments to support the Development & Investment team in Toronto. This role will assist in evaluating and reporting on the investment portfolio, conducting underwriting, managing transactions, and producing investment memorandums and reports to drive decision-making.

Responsibilities

• Assist the team in evaluating and reporting the performance of the investment portfolio.
• Conduct acquisition and disposition underwriting.
• Manage transactions and joint venture relationships.
• Execute strategies for the development pipeline.
• Produce investment memorandums, letters of recommendation, research reports, brochures, and studies to drive decision making.
• Prepare return calculations and analysis for potential transactions, including the creation of cashflow models.
• Present financial modelling outputs and conclusions.
• Perform market research for investment opportunities.
• Evaluate past investment financial performance.
• Gather data on competitor or comparable products.
• Help interpret the economic backdrop behind investments.
• Track market data pertaining to real estate investments within the BC region.
• Create a comprehensive database for use by the investment teams.
• Assist in the creation of approval memorandums for new acquisitions, development & construction, and disposition of non-strategic assets.
• Provide support to the development and portfolio management teams in creating new cashflow forecasts and budgetary inputs.
• Analyze and review quarterly reports, financial statements, and investment documents.
• Prepare internal reporting to summarize portfolio performance and deliver insight for key stakeholders.

Requirements

• Currently enrolled in an academic program, preferably in Real Estate, Finance, Mathematics/Statistics or Economics.
• Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets.
• Excellent communication and presentation skills; demonstrates an ability to effectively communicate and present results that articulate key themes and messages.
• An ability to think critically and independently complete tasks without step-by-step instructions.
• A very strong work ethic.
• Strong interpersonal skills and an ability to professionally build relationships with peers and other team members.
• Advanced knowledge of Excel, PowerPoint and Word.
• Familiarity with AI-enabled tools to support research, analysis, or productivity is considered an asset.
• Previous experience working within a real estate company (investments, asset management or development), real estate brokerage or advisory firm, appraisal firm, or real estate lender is desirable.
• A strong interest in developing a career within real estate and learning how to invest in real estate assets is essential.
• Candidates must be legally authorized to work in Canada as the company does not provide work permit sponsorship for this role.
