About the Role

Interprets, organizes, and executes the conceptual design of a project, utilizing creativity, foresight, and judgment to meet project requirements and objectives through project completion.

Responsibilities

Conducts programming efforts such as space planning, layout and utilization of furnishings and equipment, lighting and color coordination.
Develops innovative design concepts which are practical, aesthetic, safe and conducive to intended purposes and function, reflective of client goals and within project budget.
Implements all phases of a design project including contracts, budgeting, scheduling, planning, design, documentation, specifications, and construction, including furniture selection and specification.
Maintains positive client relationships throughout the project and keeps the client apprised of project progress.
Initiates and maintains contact with other key project individuals for clarification, coordination, and negotiation of critical issues.
Responsible for selection and specification of furniture, lighting, flooring, wall covering, and artwork.
Estimates material requirements and costs.
Solicits bids and assists the Project Manager and client in subcontracting fabrication, installation, and arrangement of required materials, finishes, and furnishings.
Responsible for keeping the project, or a phase of a project, on schedule.
Responsible for communication with other disciplines, vendors, and contractors to ensure incorporation of all information into project requirements and provides support as necessary.
Leads the Construction Administration phase, responding to RFIs and COs, reviewing shop drawings, and participating in field site reviews.
Manages projects using Deltek Vision, completing work plans including project team members, budget, consultants, schedule, fees, labor costs, and project change notices.
Responsible for the financial outcome of projects.
Implements and utilizes HOK Standards for all projects and processes.
Ensures project documentation and contracts comply with Technical Board standards.
Incorporates Integrated Sustainable Design solutions into projects.
Takes personal responsibility for fostering a green workplace through sustainable work practices.
Renders conceptual design ideas and prepares 2D and 3D presentation/design drawings.
Prepares, corrects, and updates documents during schematic design, design development, and construction administration phases.
Coordinates color and material palettes.
Produces written documentation related to projects, including agreements, meeting documentation, and transmittals, using HOK standard formats.
Reviews documents for adherence to building and ADA codes.
Oversees coordination and quality assurance of documents required to complete a project or phase, ensuring documents align with design intent.
Communicates with consultants, contractors, sub-consultants, and other disciplines to ensure project details are carried out, including technical issues and project information at all contract administration levels.
May assist in design presentations.
May assist more senior staff with keeping a phase of a project on schedule.
May provide support to all team members for specific field, style, or phase of interior design expertise.
Develops and maintains positive relationships with consultants, contractors, and jurisdictional/approval agencies.
Fosters a commitment to external and internal client service.
Represents the client in obtaining bids and awarding construction contracts.
May assist with negotiating fees and contracts.
May mentor and direct the work of less experienced staff.
May participate in interviews and recruiting of professional staff.
Explores and identifies new opportunities to add or enhance professional services with existing clients.
Participates in selected marketing and business development opportunities.
Assists in the development of fee proposals for marketing proposals.
May participate in developing the annual business plan for the interiors discipline.

Requirements

Application must include both resume and portfolio (or portfolio link).
Requires a Bachelor’s degree in architecture, interior design or foreign equivalent.
8 plus years prior experience as an Interior Designer in a design, architecture, engineering, or planning firm, focused on offices, airports, hospitals, sports venues, schools, labs, and other commercial ventures.
Must be a professional Interior Designer and have passed the NCIDQ exam or be a registered Architect with current license.
If registered Architect, NCARB registration preferred.
LEED credential required within 12 months of employment.
Travel will be required.
Overtime will be required.
