About the Role

Technician III is responsible for operating the facility, including mechanical and supporting systems. This role involves performing structured inspections, preventative and corrective maintenance, and routine/on-demand services on facility mechanical equipment and other systems. The Technician III must also ensure work complies with established processes, practices, and environmental, health, safety, and fire protection requirements.

Responsibilities

Provides observations about facility, mechanical, and electrical equipment and systems, suggesting enhancements and repairs.
Performs work in accordance with established processes and practices.
Complies with all internal and external requirements, including environmental, health, safety, and fire protection.
Conducts regular monitoring inspections, preventative, and corrective maintenance on facility equipment and systems to ensure uptime, uninterrupted client operation, and asset integrity.
Responds to routine and on-demand service requests for mechanical equipment and systems.
Monitors assigned facilities through walkthroughs for equipment and system inspection.
Operates facility mechanical and other systems.
Manages the work order lifecycle from dispatch to completion, recording resolution data and ensuring quality and contract compliance.
Assists in the implementation of the preventative maintenance (PM) program, identifying, recording, and escalating deficiencies.
Assists in enhancing tenant and customer satisfaction through work performance and service delivery.
Participates in and assists with facility-related projects.
Ensures work performance complies with corporate and legislated policies, procedures, practices, and guidelines.
Maintains all assigned tools and arranges for repair and replacement.
Submits all expenditures on a timely basis.
Performs other duties as assigned.

Requirements

High school diploma plus trades training and/or certification or licensing.
Minimum 3 years of experience in preventive and corrective maintenance on HVAC, pneumatic, or hydraulic systems.
Sound knowledge of facility operations and maintenance processes and practices.
Demonstrated ability to maintain, troubleshoot, and repair mechanical and other building systems and equipment.
Possesses a strong environmental, health, and safety mindset.
Strong client-service orientation with a high sense of urgency.
Knowledge and understanding of Building Automation Systems (BAS).
Knowledge and understanding of HVAC Systems.
Effective communication skills for data relay, exchange, feedback, and clarification.
Mentoring skills required to support lower-level technician development.
Must be able to work shifts, be available for on-call/standby, and emergency call-outs.
Must strictly adhere to Health and Safety policies, including wearing required Personal Protective Equipment (PPE).
Must be capable of obtaining appropriate security clearance.
Hold a valid driver's license.
Building Operator Certification or equivalent through an accredited institution.
