About the Role
Under the supervision of the Chief Engineer, this role directs engineering staff and contractors in maintaining buildings, grounds, and equipment. It supports the implementation of safety plans and operational standards.
Responsibilities
- Directs engineering staff and service contractors for maintenance and minor construction.
- Supports the implementation and documentation of site safety plans and operational standards.
- Provides management for engineering staff.
- Administers preventive maintenance and operations work orders.
- Conducts quality assurance inspections and reports findings.
- Recommends and implements program improvements.
- Provides hands-on and classroom training for engineering staff.
- Manages stock levels for engineering equipment and parts.
- Schedules Stationary Engineers and inspects work performed.
- Evaluates work orders, assesses priorities, and distributes them for action.
- Monitors progress and adjusts resources for emergency maintenance.
- Reviews incomplete work orders and informs requestors of schedule changes.
- Provides regular reports to the Chief Engineer on work delays.
- Schedules engineers for regular workdays, holidays, and vacation relief.
- Prepares labor and material purchase requisitions.
- Maintains a self-improvement program and stays updated on new equipment and standards.
- Maintains a professional appearance and displays identification.
- Demonstrates commitment to quality of service.
- Complies with company and site-specific policies and procedures.
- Maintains regular attendance.
- Maintains and interprets building as-built drawings.
- Performs related duties as required.
- Assists in planning and forecasting 5-year plans.
- Reports facility-related issues to management.
- Works with management on plant and tenant-related issues.
- Develops, maintains, and updates the preventive maintenance program.
- Sets and maintains a professional work environment with staff.
- Assures good communication.
- Ensures standards of service and commitment.
- Ensures compliance with safe practices and standards.
- Develops goals for the department, staff, and self.
- Builds morale and a team approach.
- Ensures compliance with employment laws.
Requirements
- Experience commensurate with the position of Assistant Chief Engineer.
- 3-4 years progressive operations experience preferred.
- Strong employee relations, coaching, and training skills.
- Highest-level relevant state/local license for stationary engineer and/or HVAC as required.
- Universal level refrigerant recovery license as required.
- BOMA accredited courses desirable.
- Preferred: High-rise Fire Safety Director, Haz-Mat Certification, Indoor Air Quality Certification, LEED Certification.
- Strong oral and written communication skills.
- Ability to work with MS Word, Excel, and Outlook.
- Computer skills and building automation systems experience required.
- Certification meeting OSHA ACM awareness training requirements as required.
- Working knowledge of energy conservation required, formal training preferred.
