About the Role
The Area Property Manager oversees an assigned portfolio or a multi-faceted property in a designated geographic area, working closely with the ownership group to ensure operational consistency and serving as a single point of contact for the client. This role involves direct property oversight and assisting/directing Property Managers within the portfolio.
Responsibilities
- Ensuring the smooth running of each community in partnership with the Asset Manager and Regional Property Manager.
- Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.
- Providing superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
- Developing, mentoring, leading, and managing a high-performing team, including leasing, customer service, maintenance, and management personnel.
- Driving revenues through thorough analysis of competition and development of creative marketing programs.
- Instilling, maintaining, and modeling the company mission.
- Supervising day-to-day operations of the entire on-site team, ensuring policy and procedure adherence.
- Maintaining an effective on-site staff through interviewing, hiring, and termination.
- Maintaining a positive living environment for residents through prompt conflict resolution and consistent follow-up.
- Managing and maintaining all aspects of the community budget and finances.
- Working with leasing staff to ensure leasing/marketing goals are met.
- Maintaining positive relations with all community vendors.
- Coordinating special projects as requested by supervisor.
- Performing any other related duties as required or assigned.
Requirements
- Must be able to travel to multiple property sites on a regular basis.
- Ability to travel to offsite locations for meetings.
- Must be detail-oriented and able to focus with frequent interruptions.
- Experience in a supervisory role and managing staff.
- Experience in writing and maintaining budgets.
- Maintains confidence and protects operations of business by keeping information confidential.
- Proficient in Yardi property management software or other similar property management software.
- Oversee entire staff within assigned portfolio.
