About the Role

The Property Manager is responsible for managing a portfolio of residential properties efficiently and effectively, providing the highest level of customer service to residents and owners while operating within established standards of safety, quality customer service, and efficient operations.

Responsibilities

  • Actively contributes to team objectives and accepts shared responsibility for projects.

  • Supervises and manages administrative and operational staff, ensuring effective performance management.
  • Maintains the highest level of customer service for residents and owners, communicating effectively and addressing concerns promptly.
  • Directs resident functions to foster goodwill and focuses on resident retention.
  • Handles resident and owner complaints promptly and appropriately.
  • Monitors rent collections, communicates with residents regarding payments, and organizes eviction processes if necessary.
  • Codes and approves invoices from suppliers and contractors.
  • Reviews and approves rental applications.
  • Maintains up-to-date Management Reports, including Accounts Receivable, Accounts Payable, variances, and monthly inspection reports.
  • Prepares yearly budgets for relevant properties.
  • Adheres to property management standards, including legislative requirements, compliance, safety, and emergency procedures.
  • Conducts pre-inspection and vacate inspections, noting deficiencies and preparing reports.
  • Schedules maintenance work and develops scopes of work for service contracts.
  • Negotiates pricing for service contracts and prepares associated paperwork.
  • Places service calls with contractors and coordinates contracted work.
  • Conducts regular inspections of common areas and rectifies deficiencies.
  • Supports the Residential Property Management Team and proposes improvements to property management processes.

Requirements

  • Minimum High School diploma (Grade 12/13).
  • Ability to read and write English fluently.
  • Ability to accurately perform intermediate mathematical functions.
  • Ability to understand and perform property management software functions.
  • A minimum of three years of experience in residential property management or a related field.
  • Valid driver license.
  • Willingness and ability to be on call and work irregular hours.
