About the Role

Each Leasing Consultant is responsible for marketing the community, handling resident issues, and coordinating lease renewals. This role is crucial for the community's success in a competitive market, with training focused on Fair Housing, closing techniques, and overcoming objections.

Responsibilities

  • Provide excellent service to residents, prospects, and visitors.
  • Effectively lease apartments to meet occupancy goals.
  • Follow Fair Housing Standards in all interactions.
  • Conduct outside marketing under the direction of management.
  • Process lease applications, including credit and income verifications.
  • Complete all necessary lease paperwork and resident files.
  • Ensure apartment condition prior to move-in through final inspection.
  • Follow up with residents throughout their lease terms.
  • Promote lease renewals and manage the renewal process.
  • Perform daily opening and closing procedures for the leasing office.
  • Conduct daily marketing inspections of the model, leasing path, and amenities.
  • Answer all incoming phone calls, emails, and voicemails.
  • Inspect signage, including banners, balloons, and brochures.
  • Maintain the appearance of the leasing office and clubroom.
  • Prepare refreshments for the leasing office.
  • Greet prospects, show apartments, and manage the leasing process.
  • Review applicant information and assist with verification.
  • Maintain Guest Cards and the leasing notebook.
  • Follow up on all leads with thank you emails and phone calls.
  • Enter prospect information into Entrata.
  • Forward completed lease files to management for review and approval.
  • Send approved lease copies to residents and file leases properly.
  • Enter work orders into Entrata in conjunction with the Maintenance Team.
  • Provide follow-up calls for work orders if not completed within 24 hours.
  • File work orders and notify management of any issues.
  • Complete renewal effort tasks as necessary.
  • Archive inactive leads and ensure leads and applicants in Entrata are up to date.
  • Conduct outside marketing as directed by management.
  • Complete audits of lease files and Entrata data.
  • Stay updated on competitor rental rates, features, and specials.
  • Assist with roommate matching processes and communication.
  • Communicate resident requests or issues during the Turn process to management and maintenance.
  • Coordinate the Move-In process with new residents.
  • Enter gate codes and distribute parking decals.
  • Obtain utility hook-up verification from residents.
  • Forward water submetering hook-up sheets for processing.
  • Confirm resident contact information and demographics in Entrata.
