About the Role
The VP of Land oversees the divisional land team to build a pipeline of quality communities within the division. This role reports directly to the Division President and collaborates with Regional and National VPs of Land.
Responsibilities
- Prepare initial land acquisition and development budgets for prospective land acquisitions.
- Cultivate land pipeline by building relationships with brokers, developers, and sellers.
- Oversee land analysts in creating reliable project models and land acquisition proposals.
- Ensure the land department maintains detailed financial models reflecting project profitability and returns.
- Research and compile supporting data on sales comparisons, demographics, competition, entitlements, and market trends.
- Create investment packages for internal land committee meetings and prospective investors.
- Communicate with investors during their due diligence and underwriting processes.
- Perform due diligence procedures for potential land acquisitions.
- Update the land acquisition pipeline and database.
- Research ownership and contact information for off-market properties.
- Draft initial offer letters.
Requirements
- Minimum three years of related experience.
- Exceptional communication skills, both written and verbal.
- Comfortable presenting ideas and solutions to leadership and key business partners.
- Strong attention to detail.
- Strong organizational and time management skills.
- Ability to establish and maintain strong relationships.
- Proficient in MS Excel, PowerPoint, and Word.
