About the Role
We are looking for a talented maintenance supervisor responsible for the day-to-day maintenance operations and physical upkeep of the assigned property. This role ensures compliance with Avenue5 policies, standards, and all local, state, and federal regulations, while also managing the company risk management program and contributing to the property budget.
Responsibilities
- Ensure daily maintenance tasks, such as service requests and unit make-ready standards, are met by the maintenance team.
- Review and track service request progress and identify chronic maintenance issues.
- Respond to maintenance-related issues in a timely manner while maintaining a professional demeanor.
- Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
- Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, and elevator.
- Ensure work order systems accuracy by verifying timely completion of all orders to company standards and resident satisfaction.
- Conduct daily inspections of property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and identify issues requiring maintenance, repair, or replacement.
- Oversee and assist with the management of property emergencies, such as snow, inclement weather, fires, and floods.
- Promptly communicate with the maintenance supervisor and property manager concerning all maintenance issues.
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Monitor response times for emergency on-call/after-hours maintenance assignments and address issues as needed.
- Participate in on-call rotation as necessary.
- Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal.
- Interact courteously and professionally with current and potential residents.
- Foster a positive, active, and collaborative relationship with residents, other properties, and associated agencies.
- Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns.
- Act as a mentor to the maintenance team.
- Maintain a professional demeanor and appearance at all times, promoting the same to the entire team.
- Administer the company risk management program.
- Complete special projects as assigned by the maintenance supervisor and/or property manager.
- Solicit suppliers and contractors when work is necessary and monitor their compliance with company policy.
- Collaborate with the property manager to ensure the team and property are compliant with company, ownership, state, and federal policies and standards.
- Walk the property weekly with property leadership to collaborate on property challenges and operations.
- Ensure maintenance costs remain within the allotted property budget and provide input on expenses for future budgets.
- Perform other duties as assigned by property leadership.
Requirements
- Must maintain a valid driver's license, clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.

- Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
