About the Role
Supervises a smaller facility, office building, apartment complex or similar commercial or residential space. The role involves conducting site and facility inspections, performing hands-on work, supervising contractors/vendors, executing a preventive maintenance program, purchasing materials, and overseeing day-to-day maintenance and janitorial duties.
Responsibilities
- Inspects facilities and equipment to determine service needs, required equipment, and personnel.
- Prioritizes work to meet building occupants' needs promptly and assigns maintenance, servicing, and repair tasks.
- Conducts training on maintenance, safety, equipment, and systems.
- Supervises skilled and unskilled staff in facility/building and site maintenance, repairs, cleaning, and servicing.
- Develops, implements, and oversees a preventive maintenance program for all facilities and equipment.
- Coordinates and directs vendors and contractors for on-site servicing, repairs, and construction.
- Visits building occupants to ensure needs are met and solicit suggestions for improvements.
- Compiles records of labor and material costs for building operations and issues cost reports.
- Reviews project, construction, and maintenance plans and specifications, making recommendations for operational improvements.
- Prepares budget estimates, makes recommendations, purchases materials within policy, maintains inventory, and controls expenditures.
- Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and provide quality customer service.
- Performs general office work including maintaining work logs, employee time, log books, keeping inventories, and providing monthly reports and budget information.
Requirements
- High school diploma or equivalent required.
- 2-year college degree or technical/vocational degree/certification desired.
- FSD Certified.
- 3 to 5 years of experience in commercial or residential maintenance, repair, or equipment servicing.
- At least 2 years of supervisory experience.
- General knowledge of all construction trade types (carpentry, plumbing, painting, electrical, mechanical, etc.).
- Hands-on ability to maintain building mechanical systems, equipment, and fire systems.
- Strong HVAC background.
- Ability to promptly and successfully respond to client and tenant issues and work requests.
- Experience in conducting building inspections, correcting deficiencies, and follow-up.
- Excellent organizational, communication, and time management skills.
- Ability to handle multiple priorities with efficiency and accuracy.
- Commitment to maintaining high building standards.
- Excellent customer service skills.
- Ability to stoop, stand, climb, and frequently lift a minimum of 50 lbs. of equipment.
- Ability to safely install rigging/lifting devices.
- Regularly required to crouch and reach to install/move equipment.
- Ability to travel between departments, floors, and properties.
- Ability to speak clearly so others can understand.
- Ability to read and understand information presented orally and in writing.
- Ability to utilize vision abilities for reading printed material, drawings, and schematics.
- Ability to travel between buildings in varying outdoor weather conditions.
- Ability to sit or stand for prolonged periods.
- Regular use of hands to operate office machinery.
- Ability to walk, talk, and hear.
