About the Role
Responsible for managing multiple residential properties efficiently, enhancing value, and aligning with strategic plans. Accountable for all business, financial, and management aspects, including strategic planning, budgeting, tenant relations, and staff supervision.
Responsibilities
- Provides first-class customer service to assigned clients while promoting relations among residents, staff, and surrounding community.
- Oversees the financial operations of assigned properties to realize expected short-term revenues and increase long-term value.
- Maintains accurate financial records from property operations to provide cost expense reporting.
- Maintains a working knowledge of all maintenance programs and capital improvement projects to ensure proper and efficient operation of systems, preventive maintenance programs, housekeeping functions, and responses to resident service requests.
- Ensures compliance with quality standards.
- Visits each property weekly and reports to the Sr. Vice President by completing a monthly written inspection report.
- Reviews physical properties' curb appeal, common areas, and vacant apartments, noting deferred maintenance items for follow-up.
- Maintains courteous and continuous communication with associates, residents, and applicants in a respectful and professional manner.
- Communicates with residents and families regarding questions and concerns, resolving issues or referring them to appropriate associates.
- Responds to all residents in a courteous and prompt manner, prepares correspondence, and maintains accurate conversation records.
- Routinely meets with residents to handle complaints and requests for repairs, ensuring they are properly provided.
- Regularly inspects the grounds, facilities, and equipment of assigned properties to ensure safety and excellent maintenance.
- Enforces the provisions of sale contracts and Board requirements.
- Provides supervision, coaching, and feedback to all on-site building staff.
- Effectively supervises administrative staff, including training, task delegation, attendance management, motivation, and follow-up.
- Works with Human Resources on state and federal employment law compliance, recruitment, hiring, new hire orientation, performance management, and terminations.
- Provides input and solicits feedback from clients and other Managers concerning staff performance and involves corporate Human Resources on disciplinary issues and terminations.
- Resolves staff issues.
- Complies with and enforces all Company regulations and procedures, as well as applicable legislative provisions.
- Establishes effective working relationships with safety and health officials.
- Responds to emergency situations and ensures full compliance with all state and local laws.
- Works constructively under stress and pressure.
- Effectively manages time of self and others to meet deadlines.
- Liaisons between Accounting, HR, and all other Corporate departments as necessary.
- Manages all people resources by ensuring the quality and appearance of the property is continually improved.
- Responsible for staffing levels within buildings managed and the training & development of staff, including hiring and overtime management.
- Supervises administrative staff, building Resident Managers, and Superintendents.
Requirements
- Must possess a high degree of proficiency with MS Office products including Word, Excel, Access, Power Point, PDF Converter, and Outlook.
- Professional and courteous demeanor with exceptional communication, presentation, customer service, and interpersonal skills required.
- Ability to professionally and effectively interact with building residents and board members is required.
- Must be able to onboard, train, and manage others successfully.
- Must be able to create a collaborative environment between sales offices and other departments, including HR, IT, Marketing, Accounting, etc.
- Must be able to maintain the highest level of confidentiality and handle sensitive material concerning the organization.
- Strong organizational/time management skills required.
- Ability to handle multiple tasks simultaneously and meet designated deadlines.
- Understands the larger business context; plans and forecasts accordingly.
- Highly accurate and detail-oriented, with excellent follow-through.
- Must have a knowledge and experience with financial accounting in residential real estate, financial reporting, and budgeting.
- Must present writing samples.
- Excellent technical facility skills (HVAC, mechanical, electrical and plumbing, etc.).
- Service-oriented and possesses the ability to work with and understand problems and attitudes of clients and staff.
- Knowledge of the budgetary process as it relates to operating and capital expenditure budget.
- Ability to communicate effectively, both verbally and in writing.
