About the Role

The Facility Manager III ensures cost-effective, safe, and efficient operation and maintenance of client facilities according to the Statement of Work and management contract. This role is accountable for the financial and operational performance of a facility or group of facilities within a region and serves as the primary BGIS representative for daily client and tenant interactions. The FM III will manage a portfolio of properties across Canada for a specific client user base.

Responsibilities

  • Serve as the single point of contact for a portfolio of properties and all facility-related requests.
  • Manage customer relationships and provide proactive communications.
  • Build strong relationships with end users and act as a trusted partner with the assigned line of business/client.
  • Create presentations for clients showcasing trends, providing insights, and offering recommendations for facility operations.
  • Respond to incidents and ensure timely resolution of facility requests with clear communication.
  • Coordinate with third parties, internal teams, and clients to ensure holistic, timely, and cost-effective solutions.
  • Provide a high-touch, "white glove" service level for a portfolio of properties.
  • Effectively manage escalations with urgency aligned with client expectations.
  • Develop and defend budgets (O&M, Transaction, capital project expenditures) to superiors and clients.
  • Perform monthly budget analysis and re-forecasting using financial reports.
  • Meet annual targets as per contractual performance indicators.
  • Manage facilities with square footage up to 500,000 square feet.
  • Oversee and monitor all work orders, escalations, preventative maintenance, incidents, and small projects.
  • Liaise with clients and tenants on day-to-day facility management activities.
  • Develop and maintain preventative and corrective maintenance schedules.
  • Ensure compliance with corporate and legislated policies related to environmental, building code, and health and safety.
  • Prepare tender documents for RFPs, analyze bids, and negotiate contract terms.
  • Approve service contracts up to the designated authority level.
  • Monitor sub-contractor performance.
  • Prepare strategic property analysis considering financial indicators, market analysis, and long-term plans.
  • Monitor client service level requests and prepare change orders as needed.
  • Perform annual inspections of all sites and evaluate building component conditions.
  • Develop project plans for future maintenance activities and input into Capital Planning.
  • Evaluate tenant requests and recommend cost-saving alternatives.
  • Monitor contract service performance indicators and develop action plans for deviations.
  • Meet all service level performance indicators.
  • Perform simple cost-benefit analysis.
  • Supervise team members, including directing activities, setting goals, performance evaluation, and communicating operational vision.
  • Supervise facility managers.
  • Perform other duties as assigned.

  • Five to ten years of experience in a property/facility management environment.

Salary/Compensations

  • $84,493 to $105,616 per annum
