About the Role

Administering portions of projects from beginning to end, including preconstruction, procurement, construction, and financial and safety aspects.

Responsibilities

  • Provide leadership to the project team, ensuring project completion within budget, schedule, and conformance with design documents.
  • Develop and execute the bidding strategy, including scope, schedule, leveling, negotiating, and awarding each trade.
  • Develop a logistics plan with the superintendent for efficient subcontractor work.
  • Manage the project team onsite and establish priorities.
  • Review subcontracts, purchase orders, and requisitions for assigned trades and recommend for approval.
  • Establish regular meetings with development, subcontractors, and design team to review progress and issues.
  • Monitor contractor/vendor pending costs.
  • Review and approve project forecasts, schedules, cost estimates, and financial reports for assigned trades.
  • Apprise Development of deviations from project deliverables, schedule, and budget.
  • Obtain approvals for changes to the project.
  • Manage the DOB TCO / FCO process and obtain final acceptance and signoff.
  • Assist in preparing the monthly Project Budget Report.
  • Meet with architect and bank/lending institution to review project and ensure timely payment.
  • Ensure timely closeout of subcontracts.

Requirements

  • Knowledge of construction, engineering, procurement, industry standards, and project-related activities.
  • Strong oral and written communication skills.
  • Knowledge of New York City building codes and ADA standards.
  • Responsible for overall safety program and execution in the field.
  • Strong knowledge of safety compliance including federal, state, and local safety codes.
  • Displays strong fact-finding abilities and follows through to resolve issues.
  • Determines the priority of assignments based on critical deadlines.
  • Ability and willingness to make sound decisions and overcome obstacles.
  • Recognizes when problems exist and evaluates facts to resolve issues efficiently.
  • Seeks assistance from supervisor when necessary.
  • Displays leadership abilities and maintains a positive attitude.
  • Ability to delegate work with proper instruction and authority.
  • Excellent interpersonal skills and ability to build relationships.
  • Develops and trains subordinates.
