About the Role

GWLRA is seeking a Building Operator to ensure buildings are managed and maintained in a safe, presentable, and environmentally friendly manner, contributing to the creation of vibrant, sustainable communities.

Responsibilities

  • Assist in the efficient, effective, and successful operations of all base building equipment and systems, including HVAC, hydronic systems, pumps, and water systems.
  • Support base building and outsourced contractors in task completion and obtain estimates for proposed work.
  • Perform daily operational tasks such as checks, preventive maintenance, BMS monitoring, work order response, water treatment, and critical system testing.
  • Actively participate in energy management practices for mechanical, electrical, and control systems.
  • Provide tour and inspection reports, and support WHMIS and environmental health and safety programs.
  • Ensure cleanliness and housekeeping standards are maintained.
  • Perform scheduled preventative maintenance using the Angus PM system.
  • Perform demand maintenance and repairs to equipment.
  • Track and schedule work, completing annual compliance testing and inspections.
  • Manage tenant work order requests using the Angus TR system.
  • Maintain operator logs, checklists, and inspection reports.
  • Prepare equipment and system surveys as required.

Requirements

  • 3-5 years of experience in commercial property and office buildings management operations.
  • Strong knowledge of Building HVAC, Plumbing, Electrical, BAS Systems, and Life Safety Systems.
  • 4th class power engineering license or BES certifications.
  • Valid driver’s license.
  • A highly collaborative & team-oriented personality.
  • A hands-on mechanical and electrical professional with strong troubleshooting skills.
  • Passion for sustainability and energy management.
  • Strong skill set with respect to devices such as mobile phones and tablets.
  • Ability to work with Microsoft Excel, Microsoft Word, and Angus.
  • Previous work experience with a variety of central heating and cooling plants including Chillers, Boilers, pumps, cooling Towers, valves and hydronic systems.
  • General maintenance skills, such as drywall, painting, sanding, flooring and carpet repairs, and door repairs are considered an asset.
  • Flexible to work after hours and weekends schedules and holidays as per demand.

  • $50,200 - $75,000
