About the Role

The Senior Project Manager OFCI is responsible for leading and managing a team of project managers, assistant project managers, and superintendents to deliver exceptional results for clients. This executive-level position is expected to identify, propose, close, and manage construction projects.

Responsibilities

Develops solutions to ensure that issues never become problems.
Studies bid specs carefully, looking for potential issues before the commencement of the project.
Develops contingency plans proactively to mitigate potential risks.
Understands the subcontractor scope and contracts, and identifies opportunities and risks.
Ensures that every member of the team has a comprehensive Business Development plan to meet and exceed their targets.
Attends interviews as required to close new business.
Attends industry, social and non-profit events to build relationships and identify new opportunities.
Proactively builds and sustains relationships with targeted clients.
Initiates new projects with architects, engineers and owners.
Successfully identifies and develops a specific niche.
Proactively communicates with the client team at all times.
Proactively develops relationships with the subcontractor community.
Recruits new qualified subcontractors.
Tracks and procures new work through the subcontractor community.
Ensures accuracy of subcontractor requisitions.
Leads a team of Project Managers and Assistant Project Managers to deliver exceptional results.
Recruits high-caliber personnel from outside sources, college campuses, etc.
Manages multiple project teams successfully while maximizing both profit and client satisfaction.
Works with on-site Superintendents to deliver the highest possible quality and customer satisfaction.
Leads the pre-construction/RFP package effort with the help of the estimating department.
Builds strong win-win relationships with other departments within Lemartec.
Ensures that the project quality control plan is in effect and followed.
Ensures that the punch list is completed to the client’s satisfaction.
Submits project change orders to clients within Lemartec’s standards.
Completes and distributes meeting minutes within 24 hours of progress meetings.
Prepares, completes, and submits O&M manuals to clients within 30 days of substantial completion.
Completes WIP reports within scheduled timeframe.
Ensures that the job processes are followed in accordance with policy.

Requirements

Bachelor’s degree in Architecture, Engineering or Construction.
Additional 5 years of relevant work experience in lieu of experience.
Mechanical, Electrical, Plumbing Project manager experience.
10 to 20 Years of experience as a Project manager on commercial and industrial projects.
Familiarity with local specifications and supplements to each and with reading blueprints.
Proficiency in planning, scheduling, and production.
Proficiency in P6, Microsoft Project or equivalent software.
Proficiency in Microsoft Office suite of software-Excel/Word/Outlook.
Estimating software knowledge.
Excellent organizational, presentation and interpersonal skills.
High degree of professionalism and strong work ethic.
Ability to multi-task and stay focused on the big picture while addressing daily issues.
Ability to travel within the U.S.
