About the Role

The Maintenance Mechanic will be responsible for the installation, repair, and maintenance of all types of HVAC equipment at a journeyman level of service including air-conditioning equipment, refrigeration equipment, HVAC control systems, and more.

Responsibilities

Performs preventative maintenance functions such as changing filters, cleaning cooling towers, chiller or heating hot heat exchangers, air handler heating and cooling coils, bearing greasing, and belt replacement.
Performs corrective maintenance including diagnostic testing, overhauling, installation, leak checking, recharging, motor-pump-fan alignments, and repairs on refrigeration, dehumidification, air-conditioning, ventilation, and heating systems equipment.
Cuts and bends tubing to correct length and shape using appropriate equipment and tools.
Cuts and threads pipe using machine-threading or hand-threading equipment.
Joins tubing or pipes to refrigerating units using sleeves, couplings, or unions, and solders joints with a torch to form a complete refrigerant circuit.
Installs insulation on completed repairs.
Completes repair or replacement for general building fixtures such as sinks, drains, toilets, faucets, eyewash stations, or similar.
Operates drain clearing equipment to clear basic plumbing clogs within building drain systems.
Repairs basic drinking fountains and water filtration systems.
Performs general DE-energized electrical work for 480vAC 3 phase and below electrical systems, including motor or HVAC equipment disconnects/reconnects, breaker replacements, 110v outlet, GFCI and switch replacements, and lighting fixture or ballast replacements.
Conducts routine maintenance for Wet Sprinkler systems, Dry Sprinkler system, Deluge fire-fighting systems, Emergency Lighting systems, Exit lighting systems, Fire Extinguishers and installed extinguisher systems, Fire alarm and evacuation systems.
Understands the general operations and operational requirements of installed Building HVAC/R system types.
Performs simple BAS related system repairs, such as changing actuators, sensors, current switches, and relays.
Performs general building maintenance functions including Mechanical Room cleaning, trash removal, wall patching, preparation & painting, door closure & lock maintenance, fencing & gate maintenance, playground equipment maintenance, lighting changes, ceiling tile work, and hanging signage and other wall items.
Performs other duties as assigned.

Requirements

High School diploma or equivalent.
EPA Universal certification or ability to obtain within 90 days of hire.
Minimum of 4 years of progressive, hands-on experience in commercial or industrial settings within the past 7 years.
Ability to read, write, and speak English.
Ability to communicate with a variety of coworkers and government stakeholders.
Knowledge of computers and basic computer applications.
Ability to read and understand blueprints and schematics.
Can function independently and/or within a team environment.
Can be relied upon to make sound decisions and recommendations in stressful or independent situations.
Solid communications skills, keeping team members and supervisors informed of work status and reporting discrepancies or hazards.
Can effectively document work utilizing an electronic work order system.
Willing to shift work schedules to accommodate team needs.
Willing to accommodate and work outside normal business hours as needed.
Work environmentally within and external to the facility in all weather conditions.
May require work on the roof of a building, in the basement, and/or within confined spaces.
May experience high levels of noise.
May be exposed to wet or humid conditions.
Must be able to perform work while wearing required PPE.
Willing to participate in training for confined spaces including breathing apparatus fit testing.
Frequently required to stand, walk, or stoop for long periods.
Capable of lifting up to 40 lbs.
Able to use arms, hands, and fingers to reach, handle, and feel.
Specific vision requirements include close vision, distance vision, color vision, and depth perception.
Must have suitable endurance to do physical labor for long periods.
Willing to work in confined spaces once trained.
Willing to work at heights utilizing approved fall protection equipment once trained.
