About the Role

Performs technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.

Responsibilities

Completes assigned work orders within 24 to 48 hours by diagnosing and repairing defects.
Completes the make-ready process for vacant apartments, including inspections, punch lists, vendor scheduling, and maintenance tasks.
Follows procedures for accessing and tracking materials, supplies, and equipment from the maintenance shop.
Completes documentation and paperwork accurately and timely.
Maintains grounds, common areas, and amenities through tasks like trash pickup, pressure washing, cleaning, and painting.
Supports cost-cutting by repairing parts instead of replacing, minimizing waste, and practicing correct tool usage.
Periodically inspects contractor and vendor work to ensure quality standards.
Complies with company safety and risk-management policies, including attending safety meetings and reporting accidents.
Demonstrates customer service skills by treating residents with respect and responding to maintenance service complaints efficiently.
Assists in conducting routine and periodic property inspections to identify safety concerns and report property needs.
Meets predictable attendance and punctuality expectations and physical demands of the position.

Requirements

Ability to perform essential duties satisfactorily.
Ability to apply knowledge and skills in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices.
Ability to read, write, and communicate effectively.
Ability to represent company management in a support capacity.
Ability to act as the first point of contact for internal team members and external visitors.
Ability to answer questions related to department operating policies.
Ability to add, subtract, multiply, and divide numbers, decimals, and fractions.
Ability to apply principles of logical thinking to define and correct problems.
Ability to apply common sense understanding to carry out instructions.
Ability to deal with problems involving several concrete variables in standardized situations.
Proficiency in internet, word processing, spreadsheet, and database management programs.
Ability to meet predictable attendance and punctuality expectations.
Ability to perform the physical demands of the position.
Ability to work both inside and outside in all weather conditions.
Ability to operate golf carts and navigate stairs.
Ability to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds independently and one hundred and fifty (150) pounds with assistance.
Specific vision abilities including close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Routine travel may be required.
