About the Role
Supervises and leads a team, coordinates and performs activities employed with the general maintenance of a multi-unit residential property of higher complexity. This may include repairing and maintaining machinery and mechanical equipment, general to advanced mechanical maintenance, interior maintenance, general to advanced plumbing, general to advanced carpentry and housekeeping.
Responsibilities
- Supervises maintenance, grounds keeping, interior/exterior maintenance, custodial, and housekeeping employees. Hires, trains, schedules, disciplines, and oversees their work. Performs performance appraisals and recommends pay changes.
- Performs or assigns work to repair and maintain mechanical equipment, including heating and air conditioning. Diagnoses problems, disassembles units, cleans, lubricates, repairs, and replaces parts.
- Performs or assigns carpentry duties, including installation/repair of doors, doorjambs, moldings, hinges, door closers, locks, knobs, drywall, plaster, and painting.
- Performs or assigns electrical duties, including inspecting and testing lighting, wiring, and power circuits; replaces faulty switches, lamps, and ballasts.
- Performs or assigns plumbing duties, including unclogging sinks/toilets, repairing/replacing faucets and washers, and repairing fountains.
- Interfaces with contractors and vendors, creates specifications, secures bids, and negotiates for goods and services.
- Performs or assigns preventative maintenance duties.
- All other duties as assigned.
Requirements
- Computer and smart phone literacy required.
- Must be able to communicate clearly and effectively in English, both verbally and in writing.
- Multilingual skills are a plus.
