About the Role

The Building Operator is responsible for performing maintenance, routine and on-demand services, including Preventive and Predictive activities on building and hospital equipment. The role also involves performing general trade duties and ensuring work complies with environmental, health and safety, and fire protection requirements.

Responsibilities

Performs a variety of service work in specialized building systems such as mechanical, electrical/electronic, or machine servicing.
Performs regular facility maintenance and inspection.
Provides observations about facility, grounds and non-technical component conditions and deficiencies, and suggests enhancements and repairs.
Responds to routine and on-demand service requests.
Performs maintenance on technical and non-technical components within the facility.
Records resolution data within the service maintenance management database, ensuring work meets quality and contract requirements.
Receives, tracks, monitors, and reports status of maintenance work within the service maintenance management database, initiating documents for work approval.
Assists in the implementation of the preventative maintenance program, ensuring deficiencies are identified, rectified, recorded, escalated, and documented.
Participates in and assists with facility-related projects.
Ensures work performed complies with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, fire protection, and other applicable requirements.
Maintains all assigned tools and parts inventory and arranges for repair and replacement.
Assists peers, team members, and others as needed; respectfully requests assistance from others where necessary.
Assists in enhancing customer satisfaction and maintaining positive relations through work performance and service delivery.
Respects patient/client and family rights regarding confidentiality, privacy, beliefs, and values.
Participates in change by adapting and contributing new knowledge and skills.
Remains flexible, open, and positive in the face of changing needs and demands.
Learns tasks through on-the-job training, mentoring, or coaching.
Attends training programs, in-services, and educational programs and applies new learning on the job.
Stays aware of current best practice developments and trends in all relevant technical/professional aspects of the role.
Determines when outside/additional resources need to be contacted and if work is within BGIS contractual scope.
Performs other duties as assigned.

Requirements

Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs.
Must be willing to wear personal protective equipment.
Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs.
Must be physically able to perform basic maintenance tasks, including climbing ladders, working in confined spaces, and lifting heavy objects up to 50lbs.
Must be able to work shifts, weekends, and holidays as needed.
May be required to possess a valid driver's license.
May be required to use a variety of hand and power tools or a forklift.
Ability to provide observations about facility conditions and deficiencies, and to provide suggestions for enhancements.
Ability to research, learn, and gain proficiency in applying fire, life, safety, and building codes and standards on the job.
Possess a strong environmental, health, and safety mindset; ability to perform work safely.
Strong client-service orientation with a high sense of urgency.
Effective communication skills for data relay, exchange, feedback, and clarification.
Ability to work effectively within a multi-disciplinary team.
