About the Role
This role is responsible for maintaining the building, grounds, and physical plant, with a focus on safety, security, and asset protection. The position manages the budget, capital expenditure projects, preventative maintenance, and energy conservation, while developing strategies to meet or exceed guest and associate expectations and maximize financial performance. It also oversees the co-located residential component and builds strong relationships with Boards of Directors.
Responsibilities
- Manage the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems.
- Administer service contracts to support property needs.
- Validate fire crew maintains a complete understanding of all procedures, equipment, and alarms.
- Coach and support the engineering leadership team to effectively manage controllable expenses.
- Manage and control heat, light, and power.
- Develop an engineering operating strategy aligned with the property/brand’s business strategy.
- Develop and manage the Engineering budget for both hotel and residential components.
- Verify departmental goals and business strategies are integrated.
- Oversee execution of long-term preventative maintenance and 10-year asset protection plans.
- Review financial reports and statements to determine Engineering performance against budget.
- Address potential areas of concern and propose solutions to owners proactively.
- Communicate a clear and consistent message regarding departmental goals.
- Supervise construction to facilitate timely completion of projects within budgetary guidelines.
- Actively participate in residential component reserve studies.
- Verify compliance with state, local, and federal regulations.
- Maintain property life safety systems, including firefighting equipment, sprinkler systems, and alarm systems.
- Validate building and equipment licenses, permits, and certifications are current.
- Administer property policies fairly and consistently.
- Maintain any required residential component accreditation or certifications.
- Attend Board of Directors meetings and Annual Meeting of Members to present property management updates.
- Manage areas of operation to budget by reviewing operating statements, budget worksheets, and payroll progress reports.
- Monitor and manage the payroll function.
- Manage department's controllable expenses to achieve or exceed budgeted goals.
- Participate in the development of department's capital expenditure goals and manage projects as needed.
- Participate in the budgeting process for areas of responsibility.
- Prepare weekly and period end P&L critiques.
- Understand the impact of the department's operation on overall property financial goals and educate staff.
- Review and manage controllable expenses such as heat, light, power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, etc.
- Verify associates are treated fairly and equitably.
- Verify disciplinary procedures and documentation are completed according to SOPs and LSOPs and support the Peer Review Process.
- Utilize associate feedback and an “open door” policy to identify and address problems or concerns.
- Celebrate successes by publicly recognizing team member contributions.
- Resolve guest problems and complaints.
- Bring issues to the attention of Human Resources as necessary.
- Confirm that regular on-going communication takes place throughout the engineering department to communicate daily operations activities, set expectations, and create awareness of business objectives.
Requirements
- High school diploma or GED; 6 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.
- 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 4 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.
