About the Role

Maintenance Associates report to the Community Manager and contribute to the successful operations of apartment complexes and Hazelview Properties. This role is primarily responsible for the general, preventative, and repair maintenance of buildings, apartment units, and grounds, supporting the Toronto West portfolio. The role responds to emergency situations during and after hours to resolve immediate safety concerns. It also supports minor carpentry, electrical, plumbing, and painting activities to ensure service and support is provided to residents, promoting Hazelview Properties as the preferred landlord of choice. A valid driver's license and vehicle are required for travel between properties.

Responsibilities

Ensure a superior level of co-operation, service, and support is provided to residents.
Promptly respond to resident issues and service requests.
Perform general and specialized maintenance and repairs to site and surrounding properties.
Complete assigned service requests for in-suite (interior and exterior) and common area issues in a timely manner.
Complete in-suite turnover activities, including light and heavy maintenance such as repair or replacement of appliances, kitchen or bathroom fixtures, and basic carpentry.
Complete appliance repairs, routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, and basic electrical repairs.
Safely use and maintain tools.
Inspect grounds, facilities, and equipment to determine if repairs or preventative maintenance is required.
Take initiative to correct deficiencies by maintaining clean lobbies, hallways, and properties, and replacing light bulbs, plumbing, and electrical components.
Enforce lease agreement terms, including rent collection, rules and regulations, and serving notices to residents.
Maintain cleanliness and organization of all electrical, mechanical, and work areas, including supply and storage areas.
Perform all job facets in accordance with applicable legislation, including Health and Safety standards, WHMIS, AODA, PIPEDA, and Human Rights.
Comply with health & safety procedures, ensuring the use of required safety equipment, and identifying unsafe practices and conditions.
Maintain a clean and safe working environment.
Ensure all areas are free of hazards and inform management of unresolved issues.
Maintain regular and timely documentation of maintenance activities.
Respond to after-hours emergencies when on call.
Work with contractors and monitor work progress.
Perform other duties within the scope of the job as requested by management.

Requirements

4+ years of maintenance or related experience is preferred.
Not an entry-level role.
Flexibility to work on-call on a rotating schedule (evenings & weekends) is required.
Proficient with the use of basic handheld and electrical tools.
Knowledge of plumbing, electrical, drywall, carpentry, and painting.
Familiarity with community rules and regulations.
A professional demeanor with strong communication skills.
Must have a valid driver's license and vehicle to travel between properties.
