About the Role
The Apartment Maintenance Supervisor oversees maintenance and custodial work for an on-campus student community, completing repairs and preventive maintenance. This role involves managing general maintenance, building systems, projects, staff, vendors, and inventory, while projecting a professional image and participating in an emergency on-call rotation.
Responsibilities
- Supervises Maintenance Technician, Student Maintenance Assistants, and one Custodial contract.
- Performs general maintenance including electrical, plumbing, HVAC, painting, and wall repairs.
- Coordinates preventive maintenance efforts with vendors and internal staff.
- Oversees all work performed by various contractors for renovations/repairs and inspects upon completion to ensure quality workmanship.
- Assists in the creation of the on-call duty schedule and participates in rotation.
- Maintains work order system in collaboration with Director.
- Assists Director with budget preparation.
- Assists Director in bid review and creation for major projects and repairs.
- Maintains inventory of supplies, tools, and equipment.
- Organizes and secures all maintenance storage units, shop, and maintenance office.
- Conducts daily general site inspections and specific monthly inspections of the entire property.
- Assists Director with oversight of site safety including compliance for trainings and inspections required by company and local jurisdiction.
- Performs other duties as assigned.
Requirements
- High school diploma or general education degree (GED) required.
- 3-5 years of general maintenance experience in property management, construction or related field.
- Supervision experience required.
- Must have troubleshooting and diagnostic skills.
- Demonstrates proficiency in verbal communication.
- Possesses strong customer service skills.
- Must be punctual, organized, and able to meet deadlines.
- Excellent attention to detail and organizational skills.
- Ability to move and lift up to 50lbs and navigate up and downstairs.
- Ability to participate in an on-call rotation and respond to campus within 40 minutes for after-hours emergencies.
Skills
- Trade knowledge (custodial; electrical; plumbing; appliances; carpentry; basic HVAC)
- HVAC certification (preferred)
- Proficiency with technology including computers, tablets, smartphones, and work order management software
