About the Role

The Associate Community Manager is responsible for marketing the community, achieving leasing targets, and prioritizing prospect and resident needs with professionalism and courtesy.

Responsibilities

  • Prepare marketing plans and develop new strategies to meet occupancy goals.
  • Monitor leasing reports to make pricing recommendations for optimal rent growth.
  • Ensure leasing staff compliance with corporate procedures and Fair Housing laws.
  • Accurately enter data in Entrata for quality follow-up.
  • Project a favorable image of the community to achieve property objectives.
  • Generate and track prospective resident traffic using effective marketing techniques.
  • Conduct all tasks necessary to close the sale, including appointments, tours, and follow-up.
  • Complete and submit required materials such as market surveys, marketing calendars, and guest cards.
  • Ensure social media channels are updated regularly to promote the property.
  • Oversee renewal kick-off, including planning events and implementing Community Ambassador zone walks.
  • Ensure confidentiality of client, resident, and company information.
  • Attend and contribute to all staff meetings.
  • Understand and adhere to Landmark Properties policies and procedures.
  • Maintain a clean and professional work environment.
  • Report time and attendance accurately.
  • Understand and communicate lease documents and addendums to residents and prospective residents.
  • Participate in move-in and move-out activities.
  • Manage time efficiently and effectively.
  • Assist in corporate projects as requested.
  • Maximize revenue and occupancy.
  • Operate marketing activities within the marketing budget.
  • Ensure Landmark LEASE protocols are practiced by all staff members.
  • Train leasing staff on campus marketing and locations frequented by students.
  • Train leasing staff on reviewing and explaining lease documents and addendums.
  • Understand and exceed the needs and expectations of residents, prospective residents, clients, and vendors.
  • Maintain active and effective communication with residents, parents, and university personnel.
  • Create and distribute the monthly newsletter and resident communications.
  • Direct roommate mediation and resolution of resident conflicts.
  • Participate in resident retention programs.
  • Assist the Community Manager in creating and implementing a successful turn plan.
  • Regularly walk the property to identify and address maintenance issues.
  • Assist the Community Manager and maintenance team in quarterly unit inspections.
  • Understand, communicate, and enforce community safety, emergency, and fire evacuation policies.
  • Document and address resident behaviors that violate the law or lease agreement.
  • Identify and report safety and security risks to the Community Manager.
  • Prepare and submit incident reports in the absence of the Community Manager.
  • Assist the Community Manager in handling emergency situations.

  • Must maintain a level of professionalism and courtesy.
  • Must understand the needs and expectations of residents, prospective residents, clients, and vendors and exceed their expectations.
  • Must maintain active and effective communication with residents, parents, and university personnel.
  • Must understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources.
  • Must document and address behaviors of residents that violate the law or the community lease agreement.
  • Must identify and report safety and security risks to the Community Manager.
  • Must be able to prepare and submit incident reports in the absence of the Community Manager.
  • Must be able to assist the Community Manager in handling emergency situations in conjunction with the corporate team.
