About the Role
Supervises and coordinates the daily operations of an apartment community, including administration, leasing, maintenance, and staff management. Responsible for maintaining property assets and performance to achieve maximum net operating income while upholding quality and service standards. Ensures regulatory compliance and company policies are followed.
Responsibilities
- Supervises and coordinates daily operations of an apartment community.
- Manages general administration, leasing, occupancy, and property maintenance.
- Oversees all property associates, ensuring high performance and professionalism.
- Monitors regulatory compliance and company policies.
- Establishes and coordinates communication between property associates and the Corporate Office.
- Completes performance evaluations for supervised associates.
- Responds to emergency situations.
- Supports and ensures timely input and proper use of on-site software systems.
- Prepares purchase orders and approves expenditures within budgetary guidelines.
- Reviews, analyzes, and makes recommendations for vendor contracts.
- Assists with the preparation of the annual operating budget and projections.
- Reviews monthly operating results and prepares variance reports.
- Maintains working knowledge of maintenance programs and capital improvement projects.
- Ensures compliance with housing quality standards.
- Coordinates with the Engineering Department on major maintenance issues.
- Assists with the development and implementation of a marketing plan for the property.
- Coordinates advertising and promotional needs to maximize marketing plans.
- Ensures the property complies with affirmative marketing procedures and goals.
- Meets with prospective residents to identify needs and determine eligibility.
- Shows vacant and model suites and property amenities.
- Quotes rental rates and promotions.
- Pursues rental status through follow-up calls and literature.
- Collects funds for applications, security deposits, and rentals.
- Approves applicants for residency, including affordable housing programs.
- Approves leasing documents and ensures all fees and deposits are collected.
- Collects rent, verifies amounts, accounts for discrepancies, and deposits rent daily.
- Follows up on delinquent rents and initiates collection or eviction procedures.
- Conducts move-in and move-out inspections of apartments.
- Charges residents for applicable damages or unpaid fees.
- Prepares and approves move-out documents.
- Maintains on-site records.
- Conducts move-in inspections to determine market readiness and implements housing quality standards.
- Performs interim unit inspections.
Requirements
- High School Diploma/GED required.
- Undergraduate Degree in General Studies or an Associate Degree in General Studies.
- 3-4 years of required experience in a supervisory role and Property Management.
- Accredited Residential Manager (ARM), Certified Property Manager (CPM), Certified Property Manager (CAM), or Certified Property Manager (IREM) certifications are preferred.
- Fair housing laws, Microsoft Office, and leadership/supervisory skills are required.
- Affordable housing programs at select properties, Yardi, landlord/tenant knowledge, and LRO are preferred skills.
