About the Role

Performs general maintenance and repairs, including make-ready execution and preventive maintenance, for an apartment community. Responsibilities cover daily operations in landscaping, carpentry, painting, fencing, roofing, plumbing, and electrical work to maintain the property's physical integrity.

Responsibilities

  • Executes maintenance for vacant units, including painting, minor plumbing, electrical, appliance, and carpentry repairs.
  • Manages the completion of work requests in a timely and effective manner.
  • Communicates work project status to supervisor and office management.
  • Conducts regular inspections of buildings, grounds, and vacant units to identify deficiencies.
  • Communicates identified concerns and issues with supervisor and office staff.
  • Performs snow removal and salting of properties as needed.
  • Provides customer service and supports the company’s commitment to exceeding resident expectations professionally.
  • Performs other duties as assigned.

Requirements

  • Possess at least three documented skills in plumbing, electrical, HVAC, or carpentry.
  • Ability to train peers.
  • Ability to work safely in challenging environments, including climbing ladders, working on elevated surfaces, and working in confined spaces.
  • High level of customer service.
  • Attention to detail and quality control under tight timelines.
  • Initiative to identify and solve problems within established processes.
  • Ability to effectively communicate and interact with managers, co-workers, vendors, and residents.
  • Excellent interpersonal skills.
  • Outstanding organizational and time management skills with the ability to multitask.
  • Ability to be at work regularly and on time.
  • Must have a valid driver's license and acceptable driving record.
  • Reliable transportation required.
  • Ability to work weekends or extended hours as required, including on-call rotation.
  • Must be able to lift up to 50 pounds.

Skills

  • Plumbing (sweat copper, install valves, rebuild stems, replum sinks, clear drains)
  • Electrical (use multimeters, replace breakers, wire 3 way switches)
  • HVAC (diagnose and complete repairs for Split Systems, Heat Pumps, and/or boilers)
  • Carpentry (hang cabinets, hang sheetrock, finish & patch)
