About the Role
Lead pre-lease technical due diligence for a confidential hyperscale data center client, assessing candidate sites and providing technical, cost, and schedule facts for go/no-go decisions. This program and risk management role involves owning diligence on a portfolio of live deals and directing internal specialists, third-party consultants, and client partners.
Responsibilities
- Lead technical diligence on candidate sites, covering power, land, utilities, entitlements, environmental, geotechnical, and civil constraints.
- Define investigation scope and order for each deal, confirming findings address transaction team questions.
- Direct the review of developer budgets, long lead equipment pricing, and reimbursable cost exhibits.
- Challenge cost analysis, determine implications for the deal, and set the scope for dedicated cost specialists.
- Direct the review of developer schedules, covering critical path, sequencing, long lead equipment, and utility milestones.
- Decide where schedule dates are genuinely at risk and what is required to maintain them, utilizing dedicated schedule specialists.
- Own the risk picture for each site, grading findings, assigning owners and next steps, quantifying exposure, and driving mitigation.
- Distinguish stated developer information from secured facts, communicating confidence levels supported by evidence.
- Raise serious findings the same day they surface, with impact and recommended options.
- Act as the single point of contact for the client through the deal cycle, summarizing findings and providing technical input for negotiations.
- Scope, direct, and hold accountable external consultants supporting diligence.
- Review external consultant deliverables for quality before client submission.
- Manage day-to-day interface across internal teams, developer counterparties, and client groups.
- Chase input, resolve conflicts, and keep decisions moving.
- Serve as the single source of truth on diligence status, open items, decisions, and outstanding risk for each site.
- Produce a record of findings, assumptions, and accepted risks at lease execution for handover to the delivery team.
- Build repeatable diligence approaches, checklists, and templates to scale the program.
- Adhere to SOX control responsibilities where applicable.
Requirements
- Minimum 10 years of relevant experience.
- Data center development experience preferred, including analyzing development opportunities, evaluating leasing opportunities, or taking sites through diligence and entitlement.
- Mission critical, hyperscale, or complex technical facility experience, and backgrounds in site due diligence, pre-lease investigation, or land development will be considered where transferable.
- Working understanding of data center construction, including power, cooling, and long lead equipment.
- Sufficient command of cost and schedule to interrogate developer submissions and identify critical path risks.
- Thorough knowledge of program and risk management methods and best practices.
- Proven ability to manage multiple deals concurrently, prioritize with incomplete information, and make sound judgment calls.
- Self-starter with initiative, adaptability, and problem-solving skills.
- Technical skills to read, understand, and communicate contract requirements, including construction drawings and specifications.
- Interpret construction methods.
- Excellent written and verbal communication skills, with the ability to brief senior stakeholders concisely.
- Technologically proficient, including MS Suite and Google Workspace.
- Comfort building and running personal tracking tools is an advantage.
- Ability to understand and follow site HSSE policies.
